The Pinal County Planning and Zoning Commission has recommended approval of requests from Diversified Partners for a Comprehensive Plan amendment and rezoning for 3.47 acres southeast of Ironwood and Ranch roads in San Tan Valley near the border with Queen Creek.
The plan amendment would change the land use designation from Rural Living to Suburban Neighborhood, while the rezone would change the zoning from Suburban Ranch to Community Commercial.
According to the submitted materials and a local news report, Diversified plans commercial uses on the site. The nearly 3.5-acre commercial property is adjacent to another 9.47-acre site that is planned to include a 51.2KSF OrthoArizona clinic. The clinic was first announced last May and approved by the Pinal County Board of Supervisors in August.
The news article quoted project representative Brennan Ray of Ray Law Firm as saying OrthoArizona is currently in the process of submitting improvement plans and is anxious to move forward.
Other uses on the larger site include a gas station/convenience store, a strip retail plaza and fast-food restaurants with drive-thru windows.
Final tenants for the smaller site have not been formally announced, but an accompanying traffic study from EPS Group says a Tractor Supply store and fenced storage yard are expected to be part of the development.
As part of the development plan for the Ironwood and Ranch Retail development, a new traffic signal will be installed at the intersection, along with turn lanes and half-street improvements.
The requests will now advance to the Board of Supervisors. If approved, the developer hopes to open this year, according to the article. The development must still secure a subdivision replat, minor land division and a site plan approval.
Diversified Partners is the owner. The design firm is RKAA Architects. Traffic analysis is by EPS Group, and Ray Law Firm is the project representative.
