Groundbreakings
1. Work is beginning on a two-year I-10/Jackrabbit Trail interchange improvement project in the West Valley. The project will replace the existing I-10 bridges over Jackrabbit Trail, widen Jackrabbit Trail to three lanes in each direction from McDowell Road to south of the interchange and expand the on- and off-ramps with additional turn lanes. Arizona Department of Transportation crews will begin setting up work zones Aug. 29.
2. Brick Street Development LLC is preparing to begin demolition for The Autobox, a more than 30KSF luxury car storage development at 14805 N. 73rd St. in Scottsdale. The project will include 15 units ranging from 1.4KSF to 3.7KSF and a 1.4KSF clubhouse. Robert Brown Architects is the architect, and Colton Constructors Inc. is the general contractor. A permit filed with the City of Scottsdale lists a $2.2M valuation. Completion is expected in Q2 2027.
3. The City of Flagstaff and Eagle Mountain Construction will begin the Meade Lane Utility Improvements Project Aug. 31 along Meade Lane between Highway 180/Fort Valley Road and the Rio de Flag bridge in Flagstaff. Work includes stormwater infrastructure improvements, replacement of aging water and sewer infrastructure, Flagstaff Urban Trail System improvements, concrete curb, gutter and driveway entrance repairs and full roadway reconstruction. Completion is scheduled for summer 2027.
Progress Reports
4. The first concrete pour for the Dignity Health Arizona Cardinals Performance Center in north Phoenix occurred on Aug. 26. It is located on a 217-acre site and is expected to open in summer 2028.
Completions
5. Move-ins began July 24 at Rambler Tempe, a 14-story student housing community at 1020 E. Apache Blvd. near Arizona State University in Tempe. LV Collective developed the 552.4KSF project in partnership with Kayne Anderson Real Estate. The community includes 289 units and 829 beds. Shepley Bulfinch was the architect, Layton was the general contractor and Variant Collaborative provided interior design.
6. Trammell Crow Company completed an eight-acre, 181KSF mixed-use development anchored by Sprouts Farmers Market near 56th Street and Loop 101 at CityNorth in Phoenix. The project includes Sproutsโ 145KSF corporate headquarters, a 25KSF flagship grocery store and approximately 11KSF of retail space. The grocery store opened July 24, and the headquarters is ready for occupancy in August. Project partners include U.S. Realty Advisors, RSP Architects, Wespac Construction Inc., Keyser and JLL.
7. Denลซ Hotel & Spa, a $140M, 236-room hotel at 1 E. Adams St. in downtown Phoenix, is scheduled to open Sept. 16. Pacific Hospitality Group developed the newly constructed 17-story hotel, which includes 22.3KSF of event space. Mortenson is the general contractor; Gensler is the architect, and Wild Muse Interiors and Stylo Haus designed the interiors. Mortenson is completing finishing work ahead of the opening.
8. Memorial Towers on 7th Avenue near Buckeye Road in south Phoenix recently celebrated its grand re-opening. The renovation was funded by $27.1M in Low-Income Housing Tax Credits from the Arizona Department of Housing. It features 152 affordable apartments targeted at low-income seniors.
9. Path Construction completed a 54KSF StudioRes by Marriott extended-stay hotel in Mesa. The 124-room property includes furnished studio suites with kitchenettes and shared guest amenities.
10. A new corporate headquarters for Jetset Magazine and Inked Magazine is complete at 15220 N. 75th St. in the Scottsdale Airpark. Phoenix Design One provided interior architecture and design, Threaded Studios served as architect and Alexander Building Company was the general contractor. Forward Tilt served as furnishings consultant.
11. Walmart will open its expanded Tucson Walmart Supercenter at 455 E. Wetmore Road on Sept. 2 following the conversion of the general merchandise store into a full-service Supercenter. The expansion added grocery departments, a deli and bakery and an updated pharmacy.
12. The City of Scottsdale opened a new 3.5-acre dog park at Thompson Peak Park, 20199 N. 78th Place. The $6.1M project also added a footbridge connecting the dog park to existing park amenities, additional parking along Hayden Road and a restroom building.
13. A renovated building at 307 E. Beale St. in downtown Kingman is now home to Mohave Collegeโs Mohave Studio 307 cosmetology facility. Core Construction and Canyon Enterprises partnered with the college on the renovation. The facility opened with a ribbon-cutting on Aug. 21.
