    1,250 Multifamily Units Planned Near Goodyear Ballpark

    The age-old equation of jobs + amenities + rooftops = highly charged regional growth is seeing a textbook example playing out in the area of Goodyear’s Ballpark Village.

    With the proliferation of new employment opportunities, Goodyear and the rest of the Southwest Valley have seen a groundswell of development and refreshed appeal. Now, developers are racing to accommodate new arrivals with residences and services close by.

    Recent reports in Phoenix Business Journal have detailed plans to rezone 180 acres of vacant land once planned around Goodyear Ballpark for a city center into a mixed-use area with residential and commercial offerings.

    In addition to projects in the 180-acre rezone areas, three proposals have come into the City’s planning process recently that, taken altogether, will add up to 1,248 new multifamily units in a variety of configurations.

    Anton at Ballpark Village

    A project narrative submitted by Beus Gilbert McGroder PLLC lays out the intent for Anton at Ballpark Village, a 490-unit multifamily plan on roughly 36.5 gross acres southwest of Yuma Road and Bullard Avenue. The primary component is 269 traditional apartments with a unit mix of 147 one-bedroom, 103 two-bedroom and 19 three-bedroom layouts on the eastern portion of the site.

    Joining the two- and three-story apartments on the middle eight acres are 14 two-story, three-bedroom and 111 2/3-story, 3/2-bedroom townhomes. At the northern and westernmost 10 acres, the development will be completed by 96 cottage units with 17 studios, 28 one-bedroom, two-bedroom and 12 three-bedroom layouts.

    According to the narrative, “Regardless of housing type, all residential buildings within Anton at Ballpark Village are grouped to create intimate walkways and courtyards with shared open space to support healthy neighborhood interaction. There will be two main communal areas (east and west) for active recreation consisting of community swimming pool and spa, fitness space and indoor and outdoor community area. Smaller amenities and turf areas will be provided throughout the community for additional activities.”

    A public meeting on the proposal is planned for January 11th.

    The Cleveland

    Near the SEC of Sarival Avenue and Portland Street, developer Porter Kyle is asking for a rezone from agricultural to multifamily to develop a 100-unit luxury townhome community called The Cleveland.

    The community of two-story townhomes will consist of six- and eight-unit buildings with 28 one-bedroom, 40 two-bedroom and 32 three-bedroom layouts, each with a two-car garage.

    Planned amenities will include both common and private open space. Each unit will have both a balcony and either a back porch or a private backyard with artificial grass and barbeque area. Common open space amenities include a pool, clubhouse, co-working area, dog park, outdoor kitchen and fitness space.

    The developer anticipates a luxury “renter by choice” demographic that “will provide great support to the retail, entertainment, and dining in the immediate area.”

    An in-person public meeting was held on November 8th, and Goodyear currently lists the proposal as “In Review.”

    Estrella Springs & Suncrest Vista at Canyon Trails

    Rounding out the three developments is a proposal from Dominium to rezone approximately 28.66 net acres at the SEC of Van Buren Street and Loop 303 from Planned Area Development to Multifamily with PAD to develop two multifamily communities: Estrella Springs and Suncrest Vista at Canyon Trails.

    Estrella Springs is planned as a traditional garden-style multifamily community on 19 acres on the site’s southern side. The proposed mix consists of 12 one-bedroom, 192 two-bedroom and 192 three-bedroom units.

    Amenities include a clubhouse, fitness center, pool, outdoor kitchen, dog run, and play areas, along with small courtyards and turf spaces.

    On the northern 9.6 acres, the developer plans to create Suncrest Vista as a 55-and-older community with 76 one-bedroom, 154 two-bedroom and 32 three-bedroom floorplans. The community will consist of two four-story buildings around a central courtyard.

    Amenities on the senior site include a clubhouse, fitness center, salon, library and central courtyard with game areas.

    Dominium will manage the communities through its Dominium Management Services unit. According to the submitted narrative, Dominium intends to retain ownership for at least 30 years.

    A virtual neighborhood meeting was held on November 4th, and the City lists the proposal as “In Review.”
