    Groundbreakings

    1. Flexjet has broken ground on a $36M private terminal at Scottsdale Airport. The project includes a 9.5KSF office, 34KSF hangar, 9KSF terminal, 2.4KSF terrace and 29KSF underground car park. The terminal will be located at 15115 N. Airport Drive and is expected to open in late 2026. It will serve as one of five facilities Flexjet has in development nationwide.

    2. Banner Health broke ground May 21 on Banner Health Center Plus, its new medical campus in Scottsdale. This phase of the project will be 120KSF and contain an ambulatory surgery center, pharmacy, imaging center and cancer care facilities. The first phase is expected to be completed in early 2027, and the next phase, a 350KSF hospital, will be reviewed later this year by the Scottsdale City Council. NexCore Group is the developer. Okland Construction is the general contractor. SmithGroup is the architect and planner. Dibble Engineering is the civil engineer, and Gammage & Burnham PLC is the land use counsel.

    3. RCK Properties and Development announced the groundbreaking of Mid Mod Apartments on Fort Lowell in Tucson. Construction will consist of two-story multifamily units. JW Civil LLC was awarded the civil construction work for the project.

    Progress Reports

    4. One new lane is open in each direction along a 15-mile stretch of I-17 between Anthem Way and Black Canyon City. The work is part of the 23-mile I-17 Improvement Project that began in September 2022. The project includes eight miles of flex lanes between Black Canyon City and Sunset Point, reconstructing 10 bridges and replacing two others. The flex lanes are expected to open later in 2025.

    Completions

    5. Sun State Builders completed a 1.2MSF tenant improvement project in Glendale two months ahead of schedule. The project, Logistics Plus PHX 2, is located on seven acres at the NEC of Loop 303 and Bethany Home Road and was built for WPT Capital Advisors to accommodate tenant Logistics Plus. Construction began in March 2024 and was originally scheduled for completion in July 2025.

    6. Core Spaces has completed two new student housing projects near the University of Arizona. Hub Tucson Park Ave adds 478 beds and national retail tenants. Hub Tucson First includes 648 beds across 161 furnished units. The two properties are Core Spaces’ third and fourth developments in the area. Findorff and Antunovich Associates partnered on the project.

    7. Porter Kyle has opened The Cleveland, a 100-unit Build-to-Rent townhome community in Goodyear. The project includes a clubhouse and a mix of one- to three-bedroom floorplans with private backyards and garages. Located near I-10 and Loop 303, The Cleveland is the firm’s eighth BTR development.

    8. EōS Fitness has opened a new 62KSF gym at 2814 W. Bell Road in Phoenix. The full-service facility is the brand’s eighth in the city and 39th in Arizona.

    9. The Monroe Street Abbey has reopened. The building, located at 302 W. Monroe St. in Phoenix, was damaged in a fire in 1984.

    10. Construction is complete on Northland Preparatory Academy’s new STEAM building in Flagstaff. The facility includes classrooms for a variety of subjects and science laboratories. The building is anticipated to open in August. SPS+ Architects designed the facility, and Kinney Construction Services worked on its construction.

    11. Slick City Action Parks has completed its new indoor dry slide park at 9189 E. Talking Stick Way in Scottsdale’s Pavilions at Talking Stick Shopping Center. The facility includes slides, air courts and play areas. It is part of the company’s $12M investment in Arizona and joins locations in Peoria, Chandler and Queen Creek.

    12. A.R. Mays Construction has completed upgrades to the 265SF Paradise Valley Transit Station at 4568 E. Cactus Road in Phoenix. The $1.3M project, developed by RED Development and designed by Nelsen Partners, includes new block seat walls, relocated trees and reuse of existing canopies and fixtures.
