By BEX Staff for AZBEX A long-planned but highly controversial municipal parking garage planned at 1st Street and Brown Avenue in Old Town Scottsdale continues to move forward, despite some vocal opposition. Scottsdale City Council approved a $3.8M contract to allow Chasse Building Team to begin demolition on the site and to purchase supplies and materials to start construction in its April 14 meeting. Plans call for a parking structure with one subterranean level, which is already in place, and three levels above ground. By Associated Builders and Contractors Associated Builders and Contractors reported its Construction Backlog Indicator rose to 8.6 months in March, according to an ABC member survey conducted March 23 to April 6. The reading is up 0.5 months from February and up 0.1 months from March 2025. The 15% of ABC member contractor respondents under contract to perform work on data centers had significantly longer backlog (10.6 months) than the 85% of contractors who are not (8.3 months). By Roland Murphy for AZBEX With the Buckeye City Council having approved an 85-acre annexation in its April 7 meeting for ViaWest Group’s planned Buckeye 83 industrial development, the Planning and Zoning Commission will now take up the rezoning request needed to move the project forward. AZBEX reported on the annexation request last month. (AZBEX; March 6) The developer wants to rezone the 83.3-acre site at the SEC of State Route 85 and Interstate 10 to Business Park District. U.S. Customs and Border Protection plans to install secondary border wall components parallel to the existing structure along the border with Mexico. The agency’s interactive map shows seven projects planned for Border Wall 2 construction. The components are in various stages of execution, with some already under construction. The first project, referred to as Yuma 2, is under construction and has more than a dozen separate segments covering nearly 52 miles of territory from San Luis to the Cabeza Prieta National Wildlife Refuge. According to the company’s data, net absorption increased 200% year-over-year and nearly 41% quarter-over-quarter, ending at 4.9MSF. CBRE notes this was one of the strongest quarters in the last three years. Deliveries fell to their lowest point since Q1 2019, ending the quarter at only 1.4MSF. Vacancy, however, only fell 80 basis points QoQ, marking a notable reversal to the supply spike of 2025. Asking rents were generally stable, rising to $1.06 NNN, a YoY increase of 6.0%. Lease Transactions 1. CapRock Partners secured a 597.4KSF lease for Buildings F and G at CapRock West 202 Logistics – Phase 2, a Class A industrial campus in Phoenix. The tenant, LG Energy Solution, will occupy the two freestanding warehouse buildings totaling 301.8KSF and 295.6KSF, respectively. The industrial campus is approximately 82% leased.
