    Independent Living Community Proposed for SDLE

    Greystar is looking to develop a luxury brand active independent living community located just northwest of the East Raintree Drive and North 90th Street intersection in Scottsdale.

    The developer recently submitted plans to the city, requesting a rezone of the +/- 5-acre, vacant infill property from Single-Family Residential to Commercial Office, as well as approval of a site/landscape/lighting and elevations plan for the project known as Greystar Active Independent Living.

    The 161.1KSF Greystar Active Independent Living project will consist of 151 total residential healthcare units inside of a three- and four-story building. The total building height will be approximately 48 feet and the design will incorporate Spanish Mission style elements to complement the surrounding built environment.

    “The design orients the 4-story massing on the west portion of the site towards the self-storage facility and the Loop 101. The 3-story element faces east towards 90th Street,” according to the project’s narrative. “The building architecture has been carefully designed with a residential scale and appearance, which creates a welcoming environment for residents and supports consistency in neighborhood character.”

    The development provides an “independent and flexible lifestyle for seniors” with amenities including a dining area, an amenity courtyard with heated pool and dog park, wellness concierge, clubhouse, approximately 61KSF of open space and more. There will be minimal healthcare amenities on site.

    A total of 201 parking spaces will be provided for the project, including 152 carport spaces and 49 uncovered spaces. Greystar’s plans to reduce environmental impacts of transportation include adding a luxury shuttle service and Lyft program.

    The building will have a 100-foot setback and a 50-foot landscape buffer to remain sensitive to the single-family neighborhood to the east. The landscape buffer will be along 90th Street and will incorporate “mature landscaping” with at least 3-inch caliper trees throughout the property.

    The project still needs to go before the City of Scottsdale’s Development Review Board; however, there is currently no DRB meeting scheduled. The project is anticipated to go before Scottsdale Airport Commission on April 21st, and Planning Commission on April 28th.
