    New Master Plan Project Proposed in Buckeye

    The Buckeye Planning and Zoning Commission has recommended approval of a rezoning request by Sunbelt Investment Holdings, Inc. for a 160-acre mixed-use development at the SWC of Verrado Way and Yuma Road that will include single- and multifamily residential, retail uses and a business park.

    Along with the rezoning from single-family residential to planned area development, SIHI is requesting a minor General Plan amendment and annexation of the Maricopa County property by the City of Buckeye.

    The site condition description in the submitted narrative says, “This site is part of a former dairy farm, which currently has structures related to the former Van Leeuwen Dairy. There are plans to remediate the site. The remainder of the dairy farm includes the remainder of the parcel to the west. To the north of the site is vacant and undeveloped land, to the east is the Odyssey Institute for Advanced and International Studies, and to the south is agricultural land. The site is also within the Luke AFB Graduated Density Concept area.”

    The proposed land use plan breaks the property into six parcels of four total development types:

    • Parcel A: Commercial, 14.1 acres;
    • Parcel B: Multifamily, 15.6 acres;
    • Parcel C: Multifamily, 17.3 acres;
    • Parcel D: Single-family, 27.4 acres;
    • Parcel E: Single-family, 39.7 acres, and
    • Parcel F: Business Park, 45.9 acres.

    Buckeye City Council is expected to hear the requests in its April 15 meeting.

    SIHI is the project owner (as Sunbelt Land Holdings LP). The engineering firm is Colliers Engineering & Design (formerly HILGARTWILSON). Gilbert Blilie, PLLC is the project representative.
