Groundbreakings

1. Burlington Stores has broken ground on a nearly 2MSF distribution center in Buckeye, located in the Westpark 360 Industrial Park, with plans to open in 2028. The project team includes developer partners Garrett Development and VanTrust Real Estate, Butler Design Group and POH+W as architects, Langan and Logan Simpson as engineers, and Layton Construction as the general contractor.
2. Construction is underway on The Ellison, a 380-unit multifamily community in Chandler, led by Stillwater Capital with partners Origin Investments and Eagle Realty Group. The project is located on a 12.3-acre site in the 45-acre The District Downtown development at the NWC of Arizona and Pecos avenues. The unit mix includes studio-to-three-bedroom units across three- to five-story buildings. MAWorkshop Architecture and BMA Architecture are handling design, and MT Builders is serving as the general contractor. Leasing is anticipated to begin in 2028.
3. TBBG Investments, in partnership with Titan Development, has broken ground on Southern Grand Townhomes, a 132-unit for-rent community at 35th and Southern avenues in the Phoenixβs Laveen submarket. TBBG acquired the 7.8-acre site for $3.8M more than two years ago. The project will feature two-story townhomes with attached garages and private outdoor spaces.
4. A $20.5M roadway improvement project is underway on US 160 in the Tuba City area, covering a 14-mile segment between mileposts 321 and 335. Led by the Arizona Department of Transportation in coordination with the Navajo Nation and Hopi Tribe, the work includes resurfacing, guardrail upgrades and drainage improvements. Construction will require lane closures and traffic shifts and is expected to continue through fall 2026.
5. Tolleson Union High School District has broken ground on a 90KSF Training & Learning Center along 99th Avenue north of Camelback Road. The facility will provide office and support space for district departments along with training, event and community resource areas. DLR Group, with support from Root Architects, is serving as architect, and McCarthy Building Companies Inc. is the general contractor. Construction is expected to be completed in spring 2027.
6. The Arizona Department of Transportation has begun pavement repair work along westbound I-40, approximately three miles west of Williams near milepost 160. The project includes removing temporary pavement, replacing damaged guardrail, installing new pavement and adding lane striping and markings. Westbound I-40 is reduced to one lane during construction, which is expected to be completed by late summer.
Progress Reports
7. The City of Phoenix has reached the halfway point on construction of the $300M Cave Creek Water Reclamation Plant, part of the Pure Water Phoenix program. Construction began in 2024, and the facility is expected to be completed next year, followed by a one-year demonstration period before full operations begin.
8. Greystar has begun preleasing at Aspendale Scottsdale, a 55+ community under development by Headwaters Group at 13870 N. Frank Lloyd Wright Blvd. The 6.7-acre project will include 161 apartment units and 10 single-story duplex cottages. First move-ins are expected in late 2026 and should be fully completed by the end of the year.
Completions

9. Ray Phoenix, a 26-story, 401-unit multifamily development at 777 N. Central Ave. in Phoenix, has opened in the Roosevelt Row Arts District. The project, developed by RAY and VELA Development Partners, includes a four-story, 132KSF parking garage. Lamar Johnson Collaborative, in partnership withJohnston Marklee & Associates, served as architect, PK Associates was the structural engineer, and Clayco delivered the project. Construction began in 2024.
10. The City of Phoenix has completed the redevelopment of the new Phoenix Police Department Headquarters at 100 W. Washington St. in Phoenix. The more than 500KSF project involved the renovation of the former Wells Fargo Tower with updated infrastructure, a centralized operations center and improved workspace layouts.
11. The City of Phoenix has opened the South Mountain Activity Complex at 10401 S. Central Ave., in South Mountain Park and Preserve.
12. ARCO has completed a 69.9KSF adaptive reuse project at 9801 S. 51st St. in Phoenix, converting a former office and call center building into a micro-bay industrial and co-warehousing facility for WareSpace. The redevelopment delivers flexible units ranging from roughly 200SF to more than 2KSF.
13. Heritage Academy has completed its 56KSF performing arts center at 41000 W. Heroes Way in Maricopa. Construction began in April 2025 and was completed two months ahead of schedule. Willmeng Construction served as the general contractor on the project.
14. The Ralston Road Bridge at Vekol Wash has opened in Pinal County following completion of a months-long construction effort that came in under its $7.9M budget. The project replaced a flood-prone crossing with a culvert and all-weather roadway segment between Jean Drive and Mockingbird Lane.
15. The Arizona Department of Transportation has completed a $7.8M project replacing the Allentown Bridge over I-40, just west of the New Mexico line. The project, which began in April 2025, included the construction of a 223-ft reinforced concrete beam and girder bridge, along with roadway approach improvements and new guardrails and barriers.
16. The City of Tempe has begun an expansion and resurfacing project of 16 pickleball courts at the Tempe Sports Complex, located at 8401 S. Hardy Dr. The improvements are funded through the Cityβs Parks Capital Improvement Program. The courts are scheduled to reopen later this month.
