    Groundbreakings

    1. Sunbelt Investment Holdings, Inc. announced the groundbreaking of Buckeye Commons, a 410KSF retail center in Buckeye. The anchor for the shopping center was Costco at nearly 161KSF that opened back in July 2023. The first stores are expected to be completed in mid-2025. Butler Design Group is the designer. CHASSE Building Group is the general contractor.

    2. Ryan Companies US, Inc. began construction on Surprise 34, a two-building, 145KSF industrial campus in Surprise. ESI Ventures is the owner. Ryan Companies is the builder. Ryan A+E, Inc. is the architect and civil engineer. Construction is expected to be completed in Q1 2025.

    3. Aircraft maintenance, repair and overhaul firm Ascent Aviation Services announced it will hold a groundbreaking this week for its development of two new wide-body aircraft hangars for a passenger to freighter conversion and heavy maintenance site in Marana. Upon completion of this hangar development, the Marana operation will convert two lines of Boeing B777-300ER aircraft.

    4. The City of Tempe began work on Refresh Tempe, a project that will include new lights, new art, new streetscapes and more. An “All-pedestrian” phase crosswalk began its pilot period on March 8. Mill Avenue Streetscape from Rio Salado Parkway to University Drive has started construction. Farmer to College Streetscape on Fifth Street is expected to begin mid-2024.

    5. The Arizona Department of Transportation announced the $8.2M replacement of J.W. Powell Boulevard Bridge in Flagstaff. Construction is expected to be completed by the end of 2024. The old bridge will be available for much of the construction to reduce traffic impedance.

    Progress Reports

    6. Construction has stopped at The GRID, a 3.3-acre mixed-use development in Mesa. Construction began back in 2017 with Phase I expected to be completed in December 2020. As of January 2024, Phase I sat at 85% completion. Developer Palladium Enterprises announced the hold as the company searches for a new capital partner.

    7. National Gypsum Company announced that, after being put on hold during the Great Recession, construction has resumed on its wallboard plant at Sunshine Industrial Park in Eloy. Construction is expected to be completed at the end of 2024.

    8. The City of Flagstaff, Eagle Mountain Construction and the Arizona Department of Transportation are nearing the completion of Phase I of the Beulah/University Realignment Project with the final portion beginning in early April. Phase II is expected to begin right after Phase I wraps, with an expected completion date of late 2025.

    Completions

    9. Handcock Builders and Blueprint Capital announced a ribbon-cutting ceremony for Canopy at Cottonwood, a 329 Build-to-Rent community in Casa Grande. Mark-Taylor Residential will handle leasing and property management.

    10. Wood Partners announced the opening of Alta Biltmore, a 215-unit apartment complex in Phoenix. The complex offers one- and two-bedroom units. This is the third project Wood Partners has completed in the Valley, and at least four more are expected to open this summer.

    11. Arizona Self Storage, a 122KSF storage facility, has opened in Peoria. The facility offers 875 air-conditioned units offering a total of 86KSF of rentable space. Aberdeen Management & Development and The Mangat Group partnered as developers.

    12. Blackhawk Construction, LLC announced the completion of interior, exterior, common space and office renovations at Montana on Butler (previously known as Cedar Ridge), a 150-unit apartment complex in Phoenix. The complex consists of studio, one- and two-bedroom units. This marks the second project Blackhawk Construction has done for Prime Capital Investments.
