The Lake Havasu City Planning and Zoning Commission is scheduled to hear a planned development overlay request this week that could allow for the development of a 68-unit townhome community at the SWC of Swanson and Smoketree avenues.
The vacant property is bounded to the south by Magnolia Drive.
According to submitted materials and a local news report, the current zoning of Residential and Commercial Health District would allow for the project’s development, as it meets the density and height requirements. Owner Paradyme Companies, however, is requesting a planned development overlay to allow the removal of setbacks for the side and back yards that will permit the development to be built, marketed and sold as attached single-family units, including ownership of the parcels the units sit on.
The application also seeks to cut the required landscaped area down to 15%, rather than the generally required 20%.
Because of the change, hearings and approvals are required.
A traffic study was performed and determined that a traffic signal will be needed at Swanson and Smoketree. Costs for the signal’s design and implementation will be the developer’s responsibility.
A neighborhood meeting was held by project planning and representative firm Selberg Associates, Inc. and Paradyme owner Ryan Garland to introduce the Paradyme Flats plan to area residents. The presentation included an overview of the site plan, an explanation as to why the PDO was being sought, and specifics about the project layout. Attendees’ questions included concerns about parking and potential congestion on Magnolia Drive.
Project representatives told attendees the for-sale townhome designation was being pursued to encourage home ownership in the area.
A total of seven buildings is planned. Project materials show each building planned as a separate construction phase.
Paradyme Companies is the project owner. The design firm is Selberg Associates, Inc. The Commission will discuss the proposal in its June 3 session.
