Groundbreakings
1. KBC Advisors along with Velocis Real Estate and SCOA recently broke ground on the Summit at Surprise industrial park. The two buildings total 244.8KSF. FCL Builders is the general contractor, working with the design team of Deutsch Architecture and SWS Engineering. JLL will handle leasing. Completion is planned for Q3 2024.
2. Work began this week on a multimillion-dollar renovation at Eastern Arizona College. The Gherald L. Hoopes Jr. Activities Center and Mark Allen Hall facilities and space enhancements will also see infrastructure upgrades, new ramadas and improvements to landscaping and outdoor facilities. CORE Construction is the general contractor.
3. Construction has begun on Phoenix Fire Department’s Fire Station 62 at 91st Avenue and Lower Buckeye Road. The 20.8KSF station will have four truck bays plus living and operational spaces for firefighters. The station is expected to open next fall.
Progress Reports
4. UrbanStreet Group has received a $62M construction financing loan for Douglas at Goodyear on Van Buren Street in Goodyear. The three-year floating loan was arranged by Pat Dempsey at Walker & Dunlop. USG bought the 16.9-acre property from Blueprint Capital in March for $14.5M. The project is expected to have 307 Build-to-Rent units at completion.
5. Phase II of Desert Botanical Garden’s redevelopment started in August and will ultimately deliver a 2KSF exhibition hall, a 12KSF shade pavilion and a 5KSF horticulture center. The $20M redevelopment and expansion is in collaboration with coLAB Studio and 180 Degrees Design + Build. Phase II should deliver in spring 2025 and will be followed by a greenhouse and teaching garden house expected by 2027.
Completions
6. LGE Design Build has announced the completion of Airpark Logistics Center, a three-building, 1.4MSF industrial development in Glendale for Creation RE/PE.
7. Sunstone Two Tree’s 103-unit Build-to-Rent community Ironwood Homes at River Run has opened in Avondale. The property is managed by Mark-Taylor Residential.
8. New traffic interchanges have opened at 43rd and 51st avenues along Loop 303 in the West Valley. The improvements include new bridges over both avenues, extending the southbound frontage road, drainage upgrades and infrastructure improvements.
9. A.R. Mays Construction has announced the completion of 303 Logistics Phase II, a 377KSF, $28M industrial development in Glendale. The project was developed by Barclay Group and W.M. Grace Companies and designed by Butler Design Group.
10. Phase I of the Estates Course renovation at the Arizona Biltmore Golf Club is expected to open in November, according to officials with owner JDM Partners. Lehman Design Group’s design has reworked the fairways, green complexes, sand and grass bunkers and other components. Phases II and III will include a new 195KSF golf shop, a redesigned clubhouse, new restaurant space, 13KSF of golf cart storage and other facility and member amenities.
11. Construction of the new 28KSF, $9.7M Pinal County Public Defender’s Office building in Florence is mostly complete. Finishing touches are underway, and the facility is expected to open early next month. The general contractor was Danson Construction.
12. The 21.9KSF remodel of an existing building into the new Lake Havasu City Municipal Courthouse is scheduled to open in December. Due to supply chain issues, part of the project that includes a new community room will not open until February or March.
13. DraftKings and The PGA Tour will hold a celebratory ribbon cutting of the new 13KSF DraftKings Sportsbook at TPC Scottsdale on Oct. 19. The official opening will be Oct. 20, pending final regulatory approvals.
14. The Maricopa Historical Society’s Silver Horizon Rail Car Museum opened to visitors Oct. 7. The rail car was part of the historic California Zephyr passenger train line.
