Groundbreakings
1. Construction has started on Novus Place, a 275KSF entertainment and retail development in the Novus Innovation Corridor by Arizona State University and Catellus Development Corp. in Tempe. Restaurant tenants include offerings from Fox Restaurant Concepts, and openings are expected to begin in 2024.
2. Silver Creek Development and partner Stonemont Financial Group plan to break ground next month on the four-building, 216.7KSF El Mirage Commerce Center at 9755 N. El Mirage Road. GMA Architects is the design firm, and ARCO Mountain West is the general contractor. Leasing is through CBRE. Completion is planned for Q3 2024.
3. Mill Creek Residential announced it has broken ground on Modera Rio Salado, a 319-unit apartment community with more than 14KSF of amenity space in north Tempe. Completion is anticipated for summer 2025.
4. Construction is set to start this summer on an adaptive reuse project that will convert the historic Firestone Building in downtown Phoenix at 3rd Avenue and Van Buren Street into a new Goodwill store and donation center. The developer is a joint venture between JAG Development and 48 Development Company, with design by Motley Design Group. The general contractor is Irwin Construction Company, LLC. Opening is expected early next year.
Progress Reports
5. MODERNE Communities has announced pre-leasing has started at MODERNE at Rocking K, a 224-unit Build-to-Rent community in Vail. The first move-ins are targeted for the end of August. No final completion date was available.
Completions
6. The Buckeye Community Services Department has announced a mid-September grand opening for the three-acre Sundance Park Phase II expansion at 22865 W. Lower Buckeye Road. The project was designed by J2 Engineering and Environmental Design and built by Willmeng Construction.
