    Retail, Multifamily Master Plan Proposed in Mesa

    A group consisting of Bela Flor Communities, VIVO Development Partners, Hawkins Companies and Greystar Worldwide has proposed creating Medina Station, a 60-acre master-planned residential and commercial project on 60 acres at the SEC of Southern Avenue and Signal Butte Road in Mesa.

    Preliminary plans call for 851 multifamily units and 246.8KSF of retail and restaurant space, including an anchor tenant site of approximately 148KSF.

    The retail and restaurant section will be developed by VIVO as Parcel A. Company representatives said VIVO is in negotiations with the prospective anchor tenant but declined to identify the party.

    Hawkins Companies will develop most of the multifamily components as parcels B and C in two phases. Phase I will deliver 337 apartments, with another 349 planned for Phase II. Phase III will be Parcel D, a 165-unit age 55-plus active adult community to be developed by Greystar and named Album Mountain Vista.

    The developers filed requests for a design review, rezoning and annexation with the City of Mesa earlier this week. An entity associated with Bela Flor Communities is the property owner. RSP Architects will serve as design firm for the commercial component, with Todd & Associates, Inc. designing the Hawkins Companies’ multifamily side. The project is represented by Pew & Lake PLC.
