    Plans for Nearly 600 Multifamily Units Approved in Buckeye

    In its April 22 meeting, the Buckeye Planning and Zoning Commission approved site plans for a pair of developments that hope to deliver 200 new Build-to-Rent units and 394 apartments.

    BTR at SEC Yuma and Apache

    Dominium’s plan for a Build-to-Rent community at the SEC of Yuma and Apache roads calls for 10 single-story detached and 95 two-story duplex buildings with a total of 100 three- and 100 four-bedroom units. Parking will be divided into 243 surface and 200 carport spaces.

    Planned amenities include a clubhouse/leasing office, an amenity complex with a pool and ramada area, two age-directed playground areas, several natural and artificial turf lawn and game areas, pedestrian corridors and a variety of open space areas.

    The 19.92-gross-acre site is currently vacant. There is a single-family neighborhood to the north across Yuma Road. To the west, across Apache Road, is an RV park and the Bungalows at Sundance Build-to-Rent community currently under construction. Single-family residential is under development to the south, and land to the east is the planned site of the 294-unit multifamily community Sundance @ Buckeye.

    Dominium is a leading developer of affordable housing, and the staff report accompanying the site plan review request states: “The proposed product—three- and four-bedroom rental units—is unique and will help to fulfill a largely unmet need in the current rental market. The project will be subsidized through the Low Income Housing Tax Credit Program or LIHTC.”

    The planned parcel is designated Neighborhood under Buckeye’s General Plan. The staff report says, “Neighborhood development may include single-family units (attached and detached) and multi-family units (including apartments and condominiums). Other integrated land uses that support neighborhood functions and contribute to neighborhood health and livability (neighborhood scaled shops, parks and recreational facilities, religious institutions, small offices, educational institutions, etc.) may also be included. Circulation in this land use designation should prioritize walkability and bikeability in addition to vehicular access.”

    Staff found Dominium’s planned use to be compatible with the Neighborhood designation.

    Since the submitted request was for a site plan review, there was no public notice and participation requirement, and staff had received no public comment as of the report submission.

    Dominium is the developer. The design firm is Todd & Associates Architecture. The civil engineer is Atwell, and electrical engineering is by NP Engineering, Inc.

    Prose Verrado

    The other site plan approved on Tuesday was for Prose Verrado, a 394-unit apartment community on 17.21 acres on the east side of Verrado Way between Roosevelt and Fillmore streets.

    The development from Alliance Residential Company was first proposed last year as part of the Mix on Roosevelt mixed-use development by Eisenberg Company. That plan has two components: The Mix on Roosevelt Commercial Center, to be developed by Eisenberg, and Alliance Residential’s The Mix on Roosevelt Multifamily.

    Now renamed Prose Verrado, plans for the development remain largely the same. According to the staff report description, “The proposed market rate multi-family community will be comprised of 16 three-story buildings, each including 24 units, 5 two-story ‘carriage’ buildings featuring two units located above ground floor garages, and one amenity clubhouse/leasing office building. The proposed unit mix includes 250 one-bedroom units (63%) and 144 two-bedroom units (37 %), for a total of 394 units.”

    Required parking for the development is 560 spaces. The submitted site plan features 690 spaces divided between 196 open, 398 covered, and 96 garage spaces.

    Alliance Residential is the developer. triARCH Architecture & Design is the design firm. Colliers Engineering & Design is the civil engineer, and landscape planning is through RVi Planning + Landscape Architecture.
