LaPour Partners has announced it will convert a vacant 19-story, 351.6KSF office building at the Arizona Center near 3rd and Van Buren streets in downtown Phoenix into a 340-room JW Marriott luxury urban resort.
The announcement says, โโฆthe property will feature a ground-level pool overlooking a two-acre park-like setting surrounded by restaurants and activated public space, creating a unique indoor-outdoor guest experience.โ
The adaptive reuse project will capitalize on the existing buildingโs design, which lends itself to an average room size of more than 500SF, with 12.5-foot floor-to-floor heights. Floors 18 and 19 will feature meeting and event spaces with panoramic views.
Planned amenities include โa spa, fitness center, signature restaurant, banquet and meeting facilities, and an exclusive club lounge.โ
A local news outlet reported an estimated price tag of $200M for the redevelopment.
Reliance Management, owned by investor Daryl Burton, bought the struggling Arizona Center site in 2023 for $27M, the article says. Burton and LaPour Partners Founder and President Jeff LaPour both said they were eager about the JW Marriott redevelopment and what it can offer the Downtown area.
The project is currently in design and pre-development, with interior demolition and construction expected to start in 2027. Opening for the JW Marriott is expected in 2029.
