The City of Goodyear issued a request for proposals in July seeking a qualified master developer to create a retail, restaurant and entertainment mixed-use area around Goodyear Ballpark.
The park serves as the spring training home for the Cleveland Guardians and Cincinnati Reds baseball teams, and the area has seen significant growth in the last several years.
Goodyear wants to capitalize on the population increase and tourist demand with a project that will serve as a draw for 58 City-owned acres surrounding the park, including a “Retail Liner” of four retail spaces directly attached to the ballpark.
According to the goal statement included in the RFP, “The vision for this development is to create a vibrant, year-round destination that serves residents, visitors, and baseball fans. The City envisions a dynamic and experiential development featuring an exciting mix of retail, dining and entertainment options that enhance the overall experience of Goodyear Ballpark and its surrounding areas. The development should reflect high-quality design, incorporate innovative placemaking elements, and foster a sense of community and connection. The City aims to attract a master developer with a proven track record in mixed-use and entertainment-driven projects, capable of delivering a world-class development that aligns with Goodyear’s economic and cultural aspirations.”
It goes on to say, “This project represents a once-in-a-generation opportunity to shape the future of Goodyear’s entertainment landscape. The City is seeking a forward-thinking developer who shares its commitment to excellence and can create an iconic destination that enhances the local economy, provides exceptional visitor experiences and strengthens Goodyear’s position as a premier location for lifestyle, sports, leisure, and business.”
As part of the overall project, the development may include office or commercial uses, but multifamily housing is expressly prohibited. The development must also be thoroughly distinct from the GSQ/Goodyear Civic Square development to avoid competition.
Desert Ridge in Phoenix and Kierland Commons in Scottsdale are noted as examples of the kind of development Goodyear has in mind for the Ballpark Village project.
