Plans for a new in-patient rehabilitation hospital to be located in the San Tan Village area are making their way through the Town of Gilbert.

The project, called the Dignity Health Mercy Gilbert Rehabilitation Hospital, will be developed by the joint venture of Kindred Healthcare, LLC and Dignity Health, and was announced back in August 2020.

The hospital will be located on approximately 4.52 acres just north of the NWC of Santan Village Parkway and Coronado Road, just south of the Doubletree by Hilton hotel. The two-story building will total approximately 53.3KSF and provide 40 beds.

“The rehabilitation hospital will offer acute physical rehabilitation services on an inpatient basis for post-surgery and/or trauma injuries,” according to the project staff report. “Patients served will typically be ages 18 and older suffering from stroke, traumatic brain injury, spinal cord injury, complex neurological disorders, orthopedic conditions, multiple trauma, amputation and other injuries or disorders.”

An outdoor, therapeutic courtyard area will be included in the hospital’s development and will provide amenities such as a putting green, therapy stairs and ramps, pickleball and bocce ball court, chipping green and more.

There is a potential future building expansion located at the NWC of the building intended for a patient room and support space increase. According to the documents, the pickleball court, bocce ball court and chipping green will be removed upon construction of this future phase.

Access to the property will be from Santan Village Parkway via two right-in/right-out driveways, as well as two driveways along a private road to the west and south. According to the project document, the main aisle that connects with the Doubletree hotel will be constructed with this project.

The hospital will site between an east and west parking lot. The west parking lot will be for employees while the east lot will be for patients. “The east parking lot will have a main entrance with porte-cochere and loading zone for patients.”

The project is currently in its second review and was recently heard at the Town of Gilbert’s Planning Commission Study Session meeting on May 5th.
