    A mostly overlooked street in Old Town Scottsdale is proposed as the site for a new high-end multifamily residential development.

    Withey Morris PLC, on behalf of Denver-based developer The Morgan Group Inc., recently submitted plans to the City of Scottsdale for the development of an eight-story, 199-unit luxury apartment building called Bishop Lane.

    The project will sit on a 1.54-acre site at the SWC of 2nd Street and Bishop Lane in Old Town and The Morgan Group is requesting rezoning approval from Highway Commercial, Downtown Overlay to Downtown/Downtown Mixed-Use Type 3, Planned Block Development Downtown Overlay.

    The eight-story structure will contain a mix of 72 studio, 91 one-bedroom and 36 two-bedroom units, as well as a clubhouse, leasing office, community kitchen and fitness area, along with a rooftop garden and pool. A sub-level parking structure with space for 250 vehicles and an area for 25 bicycle parking spaces will also be provided.

    The property “currently houses a vacant building on the north, an office building used for storing party bikes on the south, and a surface parking lot in the middle,” according to the applicant’s submittal.

    Bishop Lane will be constructed in a “distinguished, desert-appropriate, contemporary building that adheres to the principles of good urban design and to the City’s documented standards and vision for this area,” according to the applicant’s submittal. The building will be a high-quality concrete and steel design as opposed to the common wood construction podium design.

    Ground floor units fronting the street will have private patios and semi-private landscaped areas, and Palo Verde Trees along with overhangs, shrubs and accenting plants provide shade and an “oasis feel” to the property in order to promote a comfortable pedestrian experience. A single-drive aisle will bring residents to a covered drop off area. “This drive aisle is clearly delineated with bollards and different paving patterns to minimize pedestrian vehicular conflict,” according to the submittal.

    While Bishop Lane is an “often-overlooked street in the heart of downtown Scottsdale” it is surrounded by Scottsdale Road, Goldwater Boulevard and Marshall Way which houses a variety of cultural and entertainment amenities that help set the foundation for a luxury infill residential development.

    According to the documents the current total construction cost estimate for the project is $45M. Currently, there are no meetings scheduled with the City of Scottsdale.
