Groundbreakings

1. Construction on the I-10 widening project, between Gas Line Road and south of Pinal Avenue in Casa Grande, will begin in mid-January. The project is in the Gila River Indian Community. The Arizona Department of Transportation is leading the $267.9M effort, which will add one lane in each direction, build a new Seed Farm Road interchange, widen the Gas Line Road bridge, reconstruct the Pinal Avenue/State Route 387 interchange and remove the Dirk Lay Road bridge. Work is expected to last approximately two years.
2. Construction is moving forward on the new Costco Business Center at the SWC of Alma School and Pecos roads in Chandler. The 141KSF warehouse is on an 18-acre site. Earlier this year, the City of Chandler Planning and Zoning Commission approved rezoning and a preliminary site plan, clearing the project for development.
3. Edward Homes Development has started construction on Melrose Professional Park, a 120KSF medical and office condominium project in Gilbert. The single-story development will include eight buildings of approximately 10KSF and two buildings of approximately 20KSF at the SEC of Rome and Melrose streets. The first phase is expected to be completed in April, and full completion is anticipated by December. Sales for the property will be facilitated by Cushman & Wakefield.
4. A.R. Mays Construction broke ground on the new Spirit Mountain Casino for the Fort Mojave Indian Tribe. The project includes a 29.9KSF gaming facility on a six-acre site and a complete campus redesign, with design work by DLR Group. The new development will replace the existing casino with a modern gaming destination intended to serve the Tribe for future generations.
5. Sunstone Two Tree has broken ground on a new Build-to-Rent community at the intersection of Gilbert and Baseline roads in Mesa. The infill project is now under construction, and the first units are expected to be delivered in February 2027.
6. Construction recently began on the new Civil Air Patrol Falcon Composite Squadron 305 Facility at Falcon Field in Mesa. The project supports CAPโs U.S. Air Force Auxiliary mission to help advance emergency services, cadet programs and education in aerospace.
7. Mountainside Fitness is breaking ground on a new location at Morrison Ranch, near the intersection of Higley and Warner roads in Gilbert. The company secured the site on Dec. 12 and is investing $11.5M into the 40KSF facility, which is expected to open in late 2026. The project is a joint development between the Morrison family and Evergreen Development.
8. The Kyrene, Roosevelt, Farmer Bike/Ped Improvements Project is scheduled to start construction Jan. 20. Planned improvements include a separated two-way bicycle facility, signage, a buffered bike lane and a new signal for pedestrians at Baseline Road and Western Canal. When completed in the fall, the project will provide a multi-modal route between downtown Tempe and Clark and Kiwanis parks. It will also connect regional facilities, such as the Western Canal Multi-use Path, and realign a BIKEiT Bike Blvd.
Progress Reports

9. Construction is ongoing on the Arizona Department of Transportationโs $600M I-10 widening project between Park Avenue and Alvernon Way, southeast of downtown Tucson. The project is expanding the freeway from two to three lanes in each direction and includes interchange reconstruction. Work began in mid-2025 and is expected to continue through 2028.
10. The Arizona Department of Transportation is scheduled to complete the reconstruction and widening of I-10 between Ina and Ruthrauff roads in Tucson in spring 2026. The $171M project rebuilt approximately four miles of freeway and replaced interchanges at Orange Grove and Sunset roads. Work on the Sunset Road interchange is the only remaining major component of the project.
11. Sunstone Two Tree has begun delivering homes across three Build-to-Rent communities in the Phoenix metro area. The largest project, Ironwood Homes at the Rosefield in Waddell, is a 29-acre development where 132 of 320 planned homes have been delivered, with full delivery expected by September. The company has also delivered 53 of 143 townhomes at Villas on Van Buren in Tolleson and 88 townhomes at Villas at 91st in Phoenix.
12. The Mosaic Quarter Iceplex reached a construction milestone with a topping-off and beam-signing event on Dec. 17 in Tucson. The 175KSF facility is under construction at 2500 E. Ajo Way as part of a larger multi-sport campus and is expected to open in spring 2027. Construction began in November 2024. The project is designed by JLG Architects in collaboration with Mosaic Quarter Development and is being built by Hensel Phelps.
13. Infrastructure upgrades at Camp Colton near Flagstaff are largely complete, and construction of a new lodge is underway as part of a multi-phase improvement plan. Work began in summer 2024 and has included site and utility improvements. Construction is expected to conclude in 2026, with the new facilities opening the following season, pending approval from the State fire marshal. Funding for the project is shared between the Flagstaff Unified School District and Friends of Camp Colton.
14. Demolition is underway at 320 N. Humphreys St. in downtown Flagstaff as AllThrive 365 advances plans for a future affordable housing development. The organization began demolishing the David Babbitt House and former San Francisco de Asis Catholic School in mid-December as a preparatory step while continuing to seek remaining funding. Construction timing will depend on securing full financing.
Completions
15. Grand Canyon Development Partners, as Construction Development Manager, has completed infrastructure and site development for One Scottsdale, a 2.6MSF master-planned development area. The firm oversaw site grading and drainage, roadway and pedestrian corridor construction and utility coordination in support of future office, retail, hospitality and residential development. Infrastructure work began in March 2022 and was completed in October 2025. The project is owned by DMB, with construction partners Talos Construction, Belgravia Homes and StreetLights Residential.

16. Big-D Construction has completed the new Sands Kia dealership, a ground-up automotive facility in Surprise totaling approximately 47KSF on a 12.9-acre site. The dealership is now fully operational.
17. Yuma County Emergency Management has moved into a newly completed 1.8KSF permanent facility on County property adjacent to the Yuma County Public Works complex at 4343 S. Ave. 5 1/2 E. Construction was completed ahead of schedule, allowing the department to officially occupy the building Dec. 19. The project was funded through the American Rescue Plan Act and came in at less than the Countyโs original budget allocation.
18. A.R. Mays Construction has completed WOLF by Vanderpump, a 6.2KSF restaurant located on the seventh floor of Caesars Republic Scottsdale at 4747 N. Goldwater Blvd. The restaurant was developed by HCW LLC and designed by Vanderpump Alain in collaboration with BRP Architects. The $840K project was delivered on a fast-track schedule from August through November 2025.
