A planned annexation by the City of Yuma of four parcels covering approximately 66 acres at 40th Street and Avenue 4½E is on hold for the moment.
The annexation cannot move forward until the City receives a petition from a utility company with infrastructure in the region. Officials hope to receive the required petition “in the next several days.”
Two parcels, which are owned by Cha Cha LLC and the Humane Society of Yuma, are undeveloped. The other two citrus groves are owned by JD&B Yuma RP and Tangerine & Tonic and were already subjected to pre-annexation agreements this summer. Cha Cha LLC requested the largest parcel’s annexation for a potential industrial development.
The City’s designated land uses for the properties are agricultural and industrial. The Cha Cha and Humane Society parcels have Yuma County Light Industrial zoning. The other two are zoned Rural Area 10.
Yuma will retain the comparable zoning upon annexation. No specific development plans have been presented for the properties.
The required infrastructure and services report was approved by Council in its Dec. 3 meeting. The annexation ordinance was continued to Dec. 17 in hopes of obtaining the required petition. (Source)
