On Sept. 22, the Maricopa Planning and Zoning Commission unanimously approved rezoning for a 9.33-acre medical campus near Copper Sky Regional Park.
The BR Companies proposed altering the land from D3 Copper Sky Planned Area Development to Copper Sky Medical Campus Planned Area Development. Commissioners noted the request is only to redesignate a portion of the PAD and that it is not a design review. The land is currently owned by the City of Maricopa.
The proposed location sits at the SEC of West Bowlin Road and North John Wayne Parkway, adjacent to the 98-acre park. The location is part of the larger 140-acre Copper Sky complex.
The proposed development would create a medical campus with multiple building options. This includes a hospital that could range from 60K-100KSF with a minimum of 24 beds. The hospital will also include an emergency department with 10 treatment bays, diagnostic imaging services and support facilities.
The hospital could range from a single story to four. The BR Companies said they do not believe the development will exceed three stories.
Two additional parcels can include an up to 80KSF medical office building with outpatient services. Additionally, it could feature a second office or retail building with the potential to include staff housing.
The developer will be obligated to fund road, utility and traffic improvements associated with the project.
This proposal is a reduced version of previous efforts to build out the medical campus. This allows developers to home in on providing healthcare services.
If approved by City Council, construction of the medical office building must begin within 18 months. The hospital will commence construction within 36 months of approval. City Council is expected to review the PAD during its Oct. 7 meeting. (Source)
