The Queen Creek Planning and Zoning Commission has recommended approval of a request to rezone a property at the SWC of Queen Creek and Ellsworth Road to enable the development of The Union at Ellsworth, a mixed-use proposal located within the larger Queen Creek Station West master plan.
The Union at Ellsworth site is divided into four components: multifamily, office, commercial and hotel. The recent action dealt with the 6.5-acre multifamily component, specifically its location and allowed building heights.
A local news outlet reported the plan from owner Creation RE/PE originally had the multifamily component at the NWC of the project area. It has since been relocated to the SWC, adjacent to the Acero Queen Creek apartment community. Multifamily uses were prohibited at the NWC under the conditions attached to the mixed-use zoning approval.
The multifamily section is planned for five, five-story buildings with a total of 250 units on 6.5 acres. Heights of up to 90 feet are allowed under the mixed-use zoning, but Creation is asking for up to 70 feet for the apartment buildings.
Site plans have been approved for the office and commercial portions but are still outstanding for the multifamily and hotel uses. Creation is currently looking for a multifamily developer to partner with.
According to the most recent status note update in the DATABEX project database, “The entitlements process is still underway. They are projecting a construction document start at the end of November, with the first City submittal (in the) first week of March 2027. They anticipate permit approval to begin August 2027 with construction starting later that month. No construction timeline is established yet.”
The rezoning request will now advance to the Queen Creek Town Council for final consideration.
