    Yuma P&Z Recommends Rezoning for Colorado Street Apartment Plan

    The Yuma Planning and Zoning Commission has recommended approval for a requested rezoning to allow a new residential development on 2.8 acres at 1980 W. Colorado Street.

    T3AZ LLC’s plan will demolish a manufactured home park and construct 53 single- and multifamily units.

    Dylan Freeman of Precision Structural Concrete and Freeman Development represented the project before the commission.

    The Yuma City Council approved a General Plan amendment in October, changing the land use designation from low-density residential to high-density residential. The rezoning conforms with the recently approved change.

    City staff told commissioners the current site plan calls for 53 units, but that could change as the process advances. Based on the land use designation, there is a maximum of 83 units allowed.

    Freeman said the intent is to demolish the current Colorado Street Trailer Park and build 44 multifamily units in 11 two-story fourplexes toward the property’s northwest side. An additional nine single-family units are to be built along Colorado Street and 19th Avenue.

    No public comment was received concerning the project.

    Staff recommended approval with nine conditions. The developer objected to one condition—the installation of two streetlights on the west side of the 19th Avenue frontage—arguing 19th is already an active, City-maintained street with existing infrastructure.

    Staff said the condition was an acceptable requirement, as the streetlights would enhance safety for future residents. (Source)
