    Scottsdale Hotel to Convert to Multifamily

    Developer, Sterling Real Estate Partners is looking to convert an existing hotel located on approximately 4.526 acres at the NWC of Scottsdale and Mountain View Roads into a new multifamily residential complex.

    Plans were recently submitted to the City of Scottsdale for the project, currently called Scottsdale & Mountain View, and the developer is requesting Development Review Board approval.

    Scottsdale & Mountain View will include renovating the existing three-story, 144-room hotel into a three-story, 85-unit apartment community. Residences will consist of one-, two- and three-bedroom units ranging from approximately 440 square feet to 1,340 square feet in size.

    The project also includes renovating the main building area, adding outdoor patios/decks to each unit and adding a new trash compactor.

    According to the project documents submitted to the city, the building architecture will be preserved with the hotel to multifamily transformation. Site enhancements will include:

    • Removing the eastern porte-cochere roof framing and eastern-most columns
    • Reusing western-most columns for revised entry
    • Adding fiber cement siding and wood-style planks at the entry
    • Using desert-neutral colors to refresh the exterior paint scheme
    • Adding patios to the ground level and wood-framed decks with railings at levels two and three

    “A large resident open space amenity is provided in the center of the development offering residents outdoor relaxation and enjoyment,” the documents state. “Resident amenities on site will include a gym/fitness room, business center, media room, mail room, resident lounge, resident storage, basketball court, pool, and dog park.”

    Site improvements that will be made to the property include sidewalk modifications to the front entry, parking island and curb reconfigurations to accommodate 13 extra parking spaces and an integration of 15 guest parking spaces, and upgrades to landscaping such as new trees, shrubs and groundcover. The total amount of parking spaces for the development will be 140.

    “Renovating and revitalizing the Property with a new multifamily residential community will be in harmony with the surrounding uses, enhancing the established neighborhood,” the documents go on to state.

    The applicant submittal webpage for this project does not currently show any meeting scheduled with the City of Scottsdale.
