
IT asset management and technology lifecycle solutions company ER2 has proposed a new 155.6KSF build-to-suit industrial development at the SWC of McDowell and Greenfield roads in Mesa.
The 8.72-acre site is the southern portion of a 17.79-acre lot previously planned for development by Nicola Wealth Real Estate and zoned for light industrial uses. That project, Falcon202 Commerce Park, is currently noted as โOn Holdโ in the DATABEX project database and has seen no significant process activity since 2023. Parent company Nicola Wealth has experienced significant liquidity issues in recent years.
In its Aug. 11 meeting, the Mesa Design Review Board will consider an alternative compliance request for the project to allow the industrial development to proceed, according to submitted materials. The requests concern the faรงade and roof articulations and the parapet detailing.
The justifications state the company believes an indicated requirement for the east faรงade would negatively impact the planned office and warehouse spaces, and a requirement mandating a stepping parapet along Greenfield Road would make the faรงade โtoo busy since it already includes more glass, form liner, paint, steel fins and breeze block than all other elevations.โ
The presentation materials show the building to be a single-story structure with a height of 40 feet. According to the presentation, site plan and narrative, two access points are planned from Greenfield Road, with a third coming onto Norcroft Street.
According to the submitted narrative, ER2 has four requests for the City of Mesa to consider:
- Initial Development Plan Review by the Planning & Zoning Board,
- Special Use Permit to allow for a parking reduction,
- Minor Land Division to create Lot 1: approximately 8.4 acres and Lot 2: approximately 8.8 acres, and
- Alternative Compliance review by the Design Review Board.
The narrative says, โThe building is organized with ER2โs daily operations in mind, supporting warehouse, distribution, and office functions through a clean and efficient massing strategy. Locating the two-story office portion facing Greenfield Road allows for the employees to have views of the Superstition Mountains while also creating a dynamic faรงade drawing the eye of those passing by.โ
Approximately 25% of the buildingโs manufacturing and warehouse workers will also have an office.
Mesa requires 280 parking spaces based on the facilityโs square footage. ER2 wants to provide 238 spaces based on the staffing levels and types of work employees will be performing. Twenty-four bicycle parking spaces are also planned.
The site will also include an extensive outdoor amenity area for employees. The total outdoor amenity space exceeds the requirements under the Mesa Zoning Ordinance by nearly three times and provides views of the nearby Superstition Mountains, as well as a community garden.
ER2 is the project owner. ER2 affiliate company Nationwide Surplus Holdings, LLC is named in the narrative as the developer. The architect and land planner is LGE Design Build. Hunter Engineering is the civil engineer, and legal representation is provided by Pew & Lake, PLC.
