Plans for a new residential mixed-use development to be located at 7000 E.ย McDowell Road have recently been submitted to the City of Scottsdale.ย
National real estate development firm,ย Hawkins Companiesย is requesting a zoning district map amendment from Highway Commercial to Planned Unit Development zoning, inย order to develop the four-story project calledย Southdale, which, according to the project documents, gets its name from renowned architect Ralph Haverโs first residential subdivision.ย
The approximately 4.7-acre site currently houses Scottsdale Christian Church and landscaping company,ย Berghoffย Design Groupย and includes truck/trailer storage and offices. The property is proposed to be redeveloped into 267 multifamily residential units, a 4.3KSF โURBO Marketโ โ urban market/cafรฉ โ and corporate office space for Hawkins Companiesโ relocated headquarters.ย
The vertical mixed-use design includes a mix of 52 studio, 147 one- and 68 two-bedroom units on upper levels with the officesย and URBO Market on the lower levels.ย ย
โThe proposed mixed-use residential housing brings an exciting architectural type to McDowell Road, providing a modern Southwestern, mid-century inspired, contemporary aesthetic appealing to the market demographic drawn to this transforming Regional Corridor,โ the documents state. โThe development also celebrates the unique identity of Scottsdale by displaying the history of the Motor Mile in a community room.โ The community room will also be located on the lower level of the development.ย
The project will provide a total of 405 parking spaces while promoting pedestrian connectivity by extending the URBO Market into a public plaza for residents and passersby. The site is also in proximity toย Skysongย andย Papago Regional Centersย and is near other amenities such asย Desert Botanical Garden,ย Phoenix Zooย and more.ย
โAs the City confronts new challenges brought on by theย COVID-19ย pandemicโฆ Incorporating new residential units, office/commercial spaces, and public amenities is essential to the success of Southern Scottsdale and theย McDowell Road Regional Corridor, and the Cityโs overall economic health,โ the documents state.ย
There are currently no meetings scheduled with the City of Scottsdaleโs Planning Commission or City Council.ย
