    A new flex industrial development is being planned for a vacant site on the NWC of Germann Road and Northrop Boulevard in Chandler.

    US Capital Development recently submitted plans to the City of Chandler and is requesting Preliminary Development Plan (PDP) approval for site layout and building architecture for the project, known as Chandler Airpark 202.

    Not to be confused with the 1.4MSF Airpark 202 industrial project on Warner Road in Mesa that was recently approved by Mesa City Council, Chandler Airpark 202 is proposed to include approximately four, one-story, concrete tilt buildings totaling approximately 397.2KSF.

    Building A will face Germann Road and will total approximately 60.5KSF. Building B will face north and is proposed to be 74.8KSF. Building C, also facing north, will total 90.1KSF and Building D will face the freeway and will be the largest building at 171.1KSF.

    “Architectural façade elements such as glass entries with horizontal metal accents, metal soffit faces above glass and an articulated roof line,” according to the project documents. “Walls will be concrete tilt panel construction with architectural scoring and contrasting colors. The buildings utilize a hybrid wood panelized roof with a reflective spray foam roof system.”

    The project will also include a central, screened truck yard shared by the buildings. Building A will have 12 at-grade and eight dock-high doors; building B will have eight at-grade and eight dock-high doors; building C will have four at-grade and 22 dock-high doors; and building D will have four at-grade and 36 dock-high doors.

    A total of 699 parking spaces will be distributed around the perimeter of the building which will allow for up to 25 percent office parking. The documents state that each building has their own bicycle parking area. The project also will provide two electric vehicle charging spaces with power stubs for four other spaces.

    Landscaping will be sensitive to the existing environment by utilizing low water plants and coexisting with the landscaping currently onsite.

    The PDP request for Chandler Airpark 202 was recently heard and recommended for approval by the Chandler Planning and Zoning Commission on September 1st. The project still needs to go before City Council for approval.
