    Groundbreakings

    1. ViaWest Group, in partnership with Barings, LLC, and Willmeng Construction, has officially broken ground on ReDiscover Logistics Park, an 808.4KSF industrial development in Phoenix’s Deer Valley submarket. Delivery is expected in Q1 2027.

    2. KPPC Advanced Chemicals Inc. broke ground on Dec. 19 on its new U.S. Arizona Plant, an ultrapure chemical manufacturing campus at the Sonoran Valley Industrial Park in Casa Grande. Phase I of UAP reflects a more than $120M investment. Production is expected to begin in late 2027.

    3. Strive Compounding Pharmacy recently announced it has broken ground on its new headquarters. The 350KSF building is being constructed in Mesa.

    4. Hines is preparing to break ground on a 336-unit multifamily property that will serve as the final phase of development at The Trailhead master plan in Peoria. The master plan is located at 83rd Ave. and Happy Valley Road. Units will become available in 2027.

    5. Construction on the future headquarters of Muscular Moving Men & Storage and M3 Commercial Moving & Logistics is officially underway following a recent groundbreaking ceremony. LGE Design Build is serving as both the architect and general contractor. The 68.5KSF building is being constructed at 2601 E. Rose Garden Lane in north Phoenix.

    6. Sunstone Two Tree is planning to break ground on Ironwood at Blue Horizon in January. The 238-unit Build-to-Rent multifamily community will be constructed on a 21-acre parcel near Jackrabbit Trail and Blue Horizons Parkway in Buckeye.

    7. TBBG Investments and Titan Development broke ground Dec. 9 on the 133-unit Villas at 35th Avenue. The townhome development is to be constructed on a 7.8-acre site.

    8. The City of Scottsdale recently announced the renovation of Scottsdale Fire Station 606 near Via Linda and 180th Street will commence in January. Emergency services will still be in operation during the construction process. Completion of the $7.2M project is expected in roughly one year.

    Progress Reports

    9. Advanced Semiconductor Materials is planning an expansion for its currently under-construction ASM America Scottsdale campus. The office and fabrication complex sits roughly 23 acres south of Loop 101 and east of Scottsdale Road. The expansion will include a gas production/storage system and a water reclamation system to support facility operations.

    10. Achen-Gardner Construction’s City of Phoenix Val Vista Transmission Main Rehabilitation CMAR project is improving a 96” concrete cylinder pipeline. The project entails the rehabilitation of a 12.4KLF water transmission main via steel slip lining at several locations.

    11. LP Heritage Partners’ Heritage Place mixed-use project at Litchfield Square in Litchfield Park is beginning to take form. The 40KSF building will have three stories with office, retail and restaurant space.

    12. Achen-Gardner Construction recently poured more than 3KSF of sidewalk, 300LF of roll curb, 1.5KLF of single curb and 3KLF of curb and gutter for its Brookfield Transportation JOC project. This is part of the Blossom Rock neighborhood of the Superstition Vistas Community.

    Completions

    13. The Arizona Department of Transportation announced the I-17 Improvement Project has reached substantial completion. The project resulted in the addition of 23 miles of new lanes north of the Phoenix metropolitan area.

    14. Toyota announced it finished its $50M renovation of its Toyota Arizona Proving Grounds. The project added a 5.5-mile track, an off-road park, noise pass-by testing and new handling surfaces. The site is located roughly an hour-and-a-half northwest of downtown Phoenix.

    15. Apache Solar II in Cochise County became operational on Dec. 5. The project, owned by Electrical District No. 3, adds 38MW of energy to its portfolio. The facility also features 38MW of battery energy storage with a duration of four hours.

    16. The Arizona Department of Transportation recently finished a mile-long stretch of Business 40. This corridor connects to Interstate 40 in Holbrook, is home to more than 50 businesses and provides access to several highways.
