    Groundbreakings 

    1. Palmer Development Group has announced a Jan. 15 groundbreaking for The Sydney, a 26-acre, $80M social and entertainment development on the Salt River Pima-Maricopa Indian Community. A 180-room boutique hotel may be added in the future.  

    2. Transwestern Development Company, in partnership with University Realty and Griffin Capital, has broken ground on its 2.4-acre, 333-unit multifamily development on Parcel 3G in the Novus Innovation Corridor. Transwestern has a 99-year ground lease on the site at the SEC of 6th Street and Rural Road in Tempe. 

    3. Mosaic and Atlantic Jasper recently broke ground on 240-unit Build-to- Rent development The Flats at Jasper in the Jasper master planned community in Prescott Valley.  

    4. Liv Communities recently broke ground on Liv+ Union Peak – a 55+ age-qualified, 145-unit rental community in the Norterra area of north Phoenix. Completion is expected in the summer or early fall of 2024. 

    5. HonorHealth broke ground last week on a new facility. The HonorHealth Medical Campus at Pima Center, being developed in collaboration with Boldt Healthcare Real Estate, will feature a 100KSF ambulatory building. 

    6. Pima County officials recently marked the start of construction of the new Pima County Office of the Medical Examiner facility, a $45M project designed to meet future growth within Pima County and the region. Kitchell is overseeing the project construction, with design services provided by SmithGroup. 

    7. Verde Medical Center, a 39KSF medical office building in the Verde at Cooley Station development, started construction earlier this month. Sina Companies is the developer, and leasing is managed by Plaza Companies’ Sharon Harper. 

    Completions 

    8. Phoenix Mayor Kate Gallego, members of the Phoenix City Council and local leaders celebrated the opening of the $745M final stage of the PHX Sky Train. The 2.5-mile extension connects the terminals with the Rental Car Center and adds two new stations – the Rental Car Center Station and the 24th Street Station.  

    9. Crews have installed the final pipe in the Drought Pipeline Project near 32nd Street and Shea Blvd. The multi-phase, multi-segment project is part of the City of Phoenix’s Drought Resiliency Infrastructure Program. 

    10. Gilbert officials last week held a ribbon-cutting ceremony for the newly renovated Gilbert Town Hall. The project added 1.7KSF of working space to the existing 50KSF building, expanding both the facility’s capacity and useful lifespan. 

    11. A.R. Mays Construction announced the completion of Desert Mountain Club Storage & Laundry Facility in Scottsdale. The new $4M, 8.5KSF facility allows for streamlined delivery services, storage and distribution of food and beverage products, reduces Desert Mountain’s carbon footprint, and provides a dedicated laundry building versus the outdated and undersized existing facility on the property. 

    12. The Arizona Department of Transportation has made safety enhancements to an area north of Midgley Bridge on SR 89A in Oak Creek Canyon to minimize the potential for both unauthorized roadside parking and the associated pedestrian activity near a highway passing zone. ADOT maintenance personnel have added more than 200 feet of chain and placed post barriers on the west side of the highway, next to the southbound lanes.
