Groundbreakings

1. Embrey Development has broken ground on 12th & Greenway, a $100M, 340-unit apartment community near 12th St. and Greenway Pkwy. in Phoenix. The four-story project will include 38 rental townhomes. Humphreys & Partners Architects is the architect.
2. Edward Homes Development has broken ground on Melrose Professional Park, a 120KSF Class A medical and office condominium park at the SEC of Rome and Melrose streets in Gilbert. The 10-building project will deliver units ranging from roughly 5KSF to 20KSF, with first delivery scheduled for April 2026 and phased completion through December 2026.
Progress Reports
3. The Town of Gilbertβs Ocotillo Bridge and Road Extension project, started in 2024, is scheduled to be delivered in the summer of 2026, with additional closeout taking place in the fall. The South Gilbert project is expected to improve access, support growth and reduce response times for emergency services. The project is led by Sundt Construction, with design by Kimley-Horn & Associates, Inc. and engineering by Wood Patel.
Completions
4. Wespac Construction, Inc. has completed the 275KSF U.S. headquarters and manufacturing facility for XNRGY Climate Systems. The project, located at Gateway East at Phoenix-Mesa Gateway Airport, is the first phase of a planned 1MSF campus and involved The Boyer Company, Gensler, Dibble Engineering, Caruso Turley Scott and IMEG.
5. NexMetro Communities has opened Avilla Western Garden, a 195-home Build-to-Rent community spanning 16 acres near Loop 101 and Indian School in northwest Phoenix. The project includes one-, two- and three-bedroom homes.
6. Ascent Aviation Services,in association with Israel Aerospace Industries, announced the grand opening of two new 90KSF wide-body maintenance hangars at Pinal Air Park in Marana. The $70M project for converting Boeing 777-300ER passenger planes to cargo aircraft was initially announced in September 2023 and opened Dec. 8.
7. Phoenix Country Day School has opened The Ahsan Center for Excellence in the Creative and Performing Arts. ADM Group, Inc. designed the facility, with Chasse Building Team serving as general contractor.
8. Padel Pals, a 44KSF indoor padel venue at 4945 S. 71st St. in Mesa, has opened. The facility features seven courts and community and training spaces.
9. The City of Mesa will open Gateway Library, the Cityβs first new full-service library in 30 years, at 5036 S. Eastmark Pkwy. The 28KSF facility also includes new community spaces and technology features.
