Groundbreakings

1. Big-D Midwest broke ground on Marbella Ranch, a 144-unit multi-family development in Glendale. The project includes five buildings—four 36-unit residential buildings and a standalone clubhouse. The project was developed in collaboration with Real Estate Equities and Kaas Wilson Architects. Phase I is slated for completion in spring 2027.
2. Evergreen Devco, Inc. broke ground on The Homestead at Lehi, a $62.5M, 222-unit multifamily development at 2261 E. McDowell Road in Mesa. The three-story project team included MT Builders as general contractor, BMA Architecture as architect, Atwell for engineering and construction services and Collaborative-V Design Studio for landscape architectural and land planning work. Construction is expected to be completed in August 2027, with initial leasing anticipated to begin in February 2026.
3. Creation broke ground on a six-acre industrial development at 1400 W. 3rd St. in Tempe. The project will total more than 120KSF across two buildings. Pacific Office Automation has preleased one building for its Southwest headquarters. LGE Design Build is the architect and general contractor and will oversee construction of the roughly 75KSF headquarters building and a 45KSF building offered for lease or sale. Completion is expected in late 2026.
4. Thompson Thrift began construction on the final phase of Southbridge Marketplace, a 56KSF development at John Wayne Pkwy. and Honeycutt Avenue in Maricopa. The second phase will include a 20.7KSF Aldi with attached shop space and 15.7KSF of retail across four outparcels. Shell completion is expected by the end of next year, with Aldi scheduled to open in early 2027.Forest Creek Ventures is the ownership partner on the project.
5. Park Senior Villas broke ground on three new villas at 4950 S. Lindsay Road in Chandler. The $10M project will add capacity for up to 48 residents, with each villa providing more than 6.5KSF of space. Alexander Enterprises LLC is the general contractor and Phoenix Design Group is the architect. Summer 2026 is the anticipated opening date.
6. The Arizona Department of Transportation has narrowed I-10 to one lane in each direction about 10 miles west of Benson for the $6.2M Amole TI and UPRR Bridge Rehabilitation Project in Pima County. Work spans mileposts 292–293 and includes improvements to four bridges over Empirita Road and the Union Pacific Railroad, along with roadway upgrades and replacement of nearby guardrails. A 14-foot vehicle-width limit and a 55 mph speed restriction are in place, with lane closures expected through spring 2026.
7. Pure-Logic Industries broke ground on its new 29.8KSF headquarters at 2605 E. Cessna Dr. in the Chandler Airpark district. Sun State Builders is constructing the facility. September 2026 is the anticipated completion date.
Progress Reports
8. The Arizona Department of Transportation’s $200M Loop 202 (Santan Freeway) Improvement Project has reached the halfway point. Work began in August 2024. Two new lanes will be added in each direction between Loop 101 and Gilbert Road, and one new lane in each direction between Gilbert Road and Val Vista Drive. Crews are also reconstructing ramps and widening bridges in Chandler and Gilbert. Completion is scheduled for spring 2027.

9. PEG Companies will open the AC Hotel Scottsdale Old Town in February 2026 at 7117 E. 3rd Ave. The 168-room hotel was designed by Gensler and Edge ID. Okland Construction is serving as the general contractor, and Doug Sydnor is the consulting architect. PEG is a co-owner and will manage the property.
10. Construction is underway on the new Copper Sky field house in Maricopa, located north of the City’s multigenerational complex. The City reports the project has been active for several weeks and is projected to open in July.
11. The Arizona Department of Transportation reports the I-17 Willard Springs Wildlife Overpass project, 12 miles south of Flagstaff, is more than halfway complete as work pauses for the winter shutdown. The $15.8M project began in May and is scheduled for completion by fall 2026. Crews have poured the concrete deck for the 100-foot-wide bridge and will resume construction and wildlife-fencing installation next year.
12. Construction is nearing completion on Soleil, a 20-unit townhome development at 312 E. Windsor Ave. in Phoenix. All structures are built, with interior work underway as the project approaches final delivery. The development is led by John Labahn and Erik Johnson, who also serve as the project’s architects.
Completions
13. Construction is complete on Verde at Cooley Station, a 23-acre mixed-use development at 3945 E. Williams Field Road in Gilbert. The project will celebrate its completion with a ribbon cutting on Dec. 5 followed by a grand opening.
14. Jackson-Shaw and Holualoa Companies opened the dual-branded AC Hotel by Marriott Phoenix North Norterra and Element by Westin Phoenix North Norterra. The four-story, 277-room project is located at 25100 N. 22nd Lane near West Happy Valley Road and Norterra Pkwy. Layton Construction served as general contractor and Cooper Carry was the architect, with construction financed by Simmons Bank.
15. AVE, the residential brand of Korman Communities, completed 52 new terraced apartments and renovations to multiple common areas at AVE Paradise Valley, the mid-rise community located at the former Paradise Valley Mall site. The 400-apartment property opened in January, and this work is the latest phase of construction at the development.
16. Developers completed the 32KSF expansion of Mekong Plaza at Dobson Road and Main Street in Mesa. The project, which broke ground in July 2022, had multiple construction delays. The Plaza is now operating.

17. ASML opened its Technical Academy at 1717 E. Grant St. in Phoenix. The company invested more than $15M in the facility, which is 56KSF and features 14 classrooms.
18. Primak Construction Group completed a 28KSF expansion and site enhancement at Chapman BMW on Camelback, located at 830 E. Camelback Road in Phoenix. The 16-week CMAR project included full asphalt paving, new landscaping elements and upgraded stormwater management infrastructure. Work required coordinated phasing to maintain operations at the active dealership site.
19. The City of Avondale completed construction of its new Civic Center Park, located behind the Civic Center Library. The project converted a vacant lot into a public park space now open to the community. Construction finished in less than one year.
20. Achen-Gardner Construction and the City of Chandler celebrated the grand reopening of Gazelle Meadows Park, marking completion of the Detroit Basin/Gazelle Meadows Park Storm System and Associated Improvements CMAR project. The work upgraded the area’s storm system to improve drainage and water management and revitalized the park for neighborhood use.
21. Ronald McDonald House Central and Northern Arizona completed a $2.7M renovation of its Dobson House in Mesa. The facility was closed for more than six months during construction. Work was completed by Concord General Contracting with design support from Interiors in Design. The house reopened Dec. 2.
