    Groundbreakings

    1. The Howard Hughes Corporation has broken ground on Teravalis, a 37,000-acre mixed-use master planned community in the West Valley projected to include 100,000 homes and 55MSF of commercial development. Teravalis, previously known as Douglas Ranch, will become Arizona’s largest master planned community.

    2. Greenlight Communities has broken ground on Streamliner 67th – a 292-unit affordable housing development at 67th Avenue and McDowell Road. The community is being developed as a joint venture with Stockbridge.

    3. Construction preparations are underway for a $14M expansion at the Abrazo Arrowhead Campus in Glendale. The 8.5KSF addition will expand the neonatal unit from 21 beds to 35 and support the facility’s efforts to gain certification as a Level IIIB Neonatal Intensive Care Unit. The project is expected to deliver in late 2023.

    4. Gorman & Company, in partnership with the Rehoboth Community Development Corporation, broke ground on the 66-unit Phase II of Rehoboth Place near 27th Avenue and Hazelwood Street in Phoenix. The initial phase of the project was completed in 2011, and Phase II is slated to be completed in 2023.

    Progress Reports

    5. Brycon’s Sunlit Chemical Plant project in north Phoenix has started erecting concrete tilt panels on the Solvent warehouse building, which is now the fourth structure to be constructed on site. Underground utility construction is wrapping up while concrete is being placed for the slab on grade and tilt panels for the main manufacturing warehouse. The first phase of the project is scheduled to be in operation in Dec. 2022.

    6. The framing and exterior walls are nearly complete at the AutoZone store under construction in The Wells commercial site in Maricopa. Completion is expected in January.

    Completions

    7. The 250KSF office portion of the Scottsdale Entrada master plan has completed construction and is accepting tenants. The 735-unit multifamily portion remains under construction and is expected to deliver in Q1 2023.

    8. Construction has been completed on Phase I of Clarendale Arcadia at the SEC of Camelback Road and 32nd Street in Phoenix, delivering all of the luxury senior development’s assisted living and memory care residences and some of its independent living units. At full buildout, the community will have 148 independent living residences, 68 assisted living and 40 memory care units. Clarendale Arcadia is a joint venture between Life Care Services, Harrison Street and Ryan Companies.

    9. Gorman & Company and the City of Phoenix celebrated the completion of the Soluna Apartments – a 177-unit, two-stage mixed-income housing community at 19th Street and Roosevelt and with a ribbon cutting ceremony Oct. 28. Soluna was the first phase of rental units developed as part of a $30M Choice Neighborhoods Implementation Grant from the U.S. Dept. of Housing and Urban Development in the Edison-Eastlake area.

    10. Wespac Construction Inc. recently completed an innovative office and restaurant project at 7th Street and Missouri Avenue in Uptown Phoenix’s 7th Street corridor. The project created a three-story glass-enclosed lobby connection linking two separate office buildings. Along with creating a common amenity area for tenants, the revitalization is anchored by Provision – a retail and restaurant buildout that serves as the specialty coffee roaster, cocktail bar and eatery’s second location.
