    Groundbreakings

    1. Developer the Pederson Group will start construction soon on The Trailhead, a 45-acre mixed-use project. The construction will include 336-unit apartments, a Safeway grocery store, restaurants, retail space and a 15KSF church. Components will deliver in phases, with the Safeway and most shops expected in late summer or early fall of next year.

    2. On behalf of ViaWest Group, Stevens-Leinweber Construction has broken ground on the final phase of Goodyear Crossing Industrial Park. With the Phase II building comprising 86.9KSF, the 500KSF overall development is designed to fill the gap in metro Phoenix’s mid-size Class A industrial inventory. Stevens-Leinweber Construction serves as the general contractor for the project. The design architect is McCall & Associates and the construction architect is K & I Architects & Interiors. Kaeko is the civil engineer.

    3. Vero Capital began the $29M renovation on two north Phoenix office buildings outside of Scottsdale expected to complete third quarter of 2024. Vero purchased the buildings Kierland II for $47M and Kierland I for $58M, rebranding the two buildings into one 410KSF office campus called Inisio at Kierland. Willmeng Construction is the general contractor and Zebra will be the architect.

    4. American Leadership Academy has announced the groundbreaking on its North Mesa K-12 public charter school. This will be its 17th school in Arizona and third in Mesa.

    5. Redevelopment work has begun to transform the former Sam’s Club site in Casa Grande into Jerry Seiner Chevrolet, a 32.6KSF dealership. Construction is expected to be completed in January 2025 and also house Jones Ford.

    6. Casa Grande Fire Department held a groundbreaking for the new Station 503, a 14KSF station that is expected to be completed in a year. CORE Construction is building the $11.5M station.

    7. Housing Solutions of Northern Arizona has begun renovations to convert the former Verde Valley Inn motel into a 32-unit transitional housing facility. The hotels-to-homeless redevelopment is expected to be ready next summer. The Arizona Department of Housing used federal funds provided under a one-time allocation for the project.

    8. A groundbreaking was held for Somerton’s new $2.6M municipal water system storage tank that will hold 1.25 million gallons of water. The new tank will be joining the two existing tanks totaling a capacity of approximately 3.3 million gallons. Funding came via American Rescue Plan Act and municipal resources.

    Progress Reports

    9. The Arizona Department of Transportation said work continues on the $171M Interstate 10 widening project from Ina to Ruthrauff in Tucson. The project is 25% complete and has an expected completion of late 2025 when the Sunset Road interchange will reopen. Orange Grove interchange will open in late 2024.

    10. Achen-Gardner Construction reports continued progress on its Litchfield Square Infrastructure Improvements project for the City of Litchfield Park. The company has completed the improvements to Litchfield Road and Village Parkway and is underway on Honeysuckle Street roadway and sidewalk improvements.

    11.  Sundt Construction, alongside owners JDM and design partners Douglas Fredrikson Architects, celebrated the topping out of the Adobe Restaurant and Clubhouse, the second phase of the Arizona Biltmore Golf Club Renovations project.

    12. Bullhead City Senior Campus is on schedule to complete in August 2024. T.R. Orr Inc. is the general contractor of the 9KSF, $3.2M expansion connected to the existing Senior Nutrition Center. The expansion will include a 7.7KSF indoor activity and meeting center and a 1.3KSF covered outdoor patio.

    Completions

    13. Southern Industrial Center, a 1.2MSF industrial building in Buckeye, has completed construction. Graycor Construction Company served as the project’s design-build, and Ware Malcomb was the architect. DWS and Westpine Partners were the development team, and Bank OZK was the lender. Marc Hertzberg, John Lydon and Kelly Royle of JLL are the exclusive leasing brokers.

    14. Aster at Mountain Vista, a 156-unit apartment community in Mesa, is now leasing. Ascent Companies is the owner. Leasing is through MEB Management Services.

    15. Mission Heights Preparatory High School completed The Beverly Building, a new expansion building to help accommodate increasing enrollment. The expansion includes an esports arena.

    16. SDB announced the completion of UCT Akimel, a 138KSF renovation project on the Gila River Indian Community. The renovation includes major mechanical equipment and electric services upgrades, a complete renovation of the office space, and modification to manufacturing, cleanroom, sandblasting and chemical preparation areas.

    17. EPCOR and Achen-Gardner Construction completed Phase I of the 5,400 linear-foot 16-inch water line on Verrado Way in Buckeye. The second phase includes more than 2,600 LF of 12-inch DIP and has been completed in an area of future development.
