    Groundbreakings
    1. Creation and QuarterMoore broke ground on Harbor Park, a two-building industrial complex on 9.7 acres along Glen Harbor Blvd. in Glendale. The 163KSF project includes a build-to-suit facility for PODS Phoenix and a 54.5KSF speculative building for lease or sale. LGE Design Build is the design-builder for the project. Completion is expected in Q3 2026.
    2. Opus has broken ground on Envision 56, a two-building, 125KSF Class A speculative industrial project near North 56th Street and West Chandler Blvd. in Chandler. The eight-acre infill development includes a 37KSF building with a 28-foot clear height and an 88KSF building with a 32-foot clear height. Opus is serving as the developer, design-builder, architect and structural engineer, and CBRE is leasing the buildings. Completion is scheduled for June 2026.
    3. Dignity Health will break ground in November on a 100KSF medical office building at Chandler Regional Medical Center’s campus at the SEC of Frye and Dobson roads in Chandler. The four-story facility will include an ambulatory surgery center, imaging center and multi-specialty medical offices, and is expected to be completed in fall 2026. The project will replace the existing Morrison Building, which will be demolished following construction.
    4. The City of Tempe will begin construction Oct. 20 on a roundabout at McKellips Road and College Avenue. The project will replace the existing traffic signal and is expected to be completed in February.

    Progress Reports

    5. Construction continues on the $1.2B VAI Resort in Glendale, which will feature 1,100 rooms, 11 restaurants, an 11,000-seat amphitheater, conference space and the Mattel Adventure Park. VAI is nearing completion of the amphitheater, with work expected to finish by mid-December. Additional elements, including a theater, lazy river and expanded event spaces, have been added as the resort advances toward an opening expected in 2026.

    6. The Town of Gilbert is halfway complete with the $692M reconstruction of the North Water Treatment Plant, which will increase capacity from 45 to 60 million gallons/day and serve up to 250,000 residents and businesses. The project remains on schedule and within budget, with initial water production targeted for summer 2026 and full completion expected in winter 2028.

    Completions
    7. Canyon Trails Towne Center, a 90-acre mixed-use destination at the NEC of Cotton Lane and Yuma Road in Goodyear, has added 63KSF of new space, bringing the center to 492.3KSF. Owned by Santa Cruz Seaside Company, redeveloped by Scottsdale Development Partners and managed by Vestar, the project includes a recently completed 284-unit multifamily community by Embrey Partners. City-approved plans also allow construction of a 15KSF multi-tenant building, and the team is in discussions to add a limited-service or extended-stay hotel.
    8. Provident Industrial has completed Orangewood Commerce Center, a 292.3KSF industrial building at 6550 W. Orangewood Ave. in Glendale. The facility features a 36-foot clear height, 59 dock-high doors, four grade-level doors and 2.5KSF of office space. CBRE is handling leasing.
    9. The Arizona Department of Transportation, in partnership with the Navajo Nation, completed a $30M rehabilitation project near Petrified Forest National Park. The project added new pavement, drainage upgrades and guardrail enhancements to 12 miles of I-40 and replaced the eastbound Dead River Bridge deck.
    10. The Housing Authority of Maricopa County celebrated the grand opening of Heritage Senior Apartments in Surprise. The HUD Section 202-funded community includes 99 affordable and accessible units for seniors. Developed in partnership with Gorman & Company, the project offers rental assistance for low-income residents.
    11. Primak Construction Group completed design-build delivery of Maxway Freight’s new semitruck parking and service facility at 5914 W. Monroe St. in Phoenix. The three-acre site includes a 4KSF building and a 12,000-gallon dual-dispensing fuel island. The five-month project was finished in August.
    12. The City of Scottsdale has opened Fire Station 612 at the NEC of Hayden Road and Mayo Blvd. The facility was built on land donated by Axon as part of a development agreement with the City. The station’s exterior features a public art installation.

    13. Spoke Coworking Tower Suites will open this month on the top floor of 5151 E. Broadway Tower in Tucson. The 13.2KSF buildout includes private suites, meeting rooms and collaborative work areas. The property is owned by Kent Circle Partners | Seldin Real Estate of Scottsdale.
