    Groundbreakings

    1. Trammell Crow Company has broken ground on West 101 Logistics Center, a five-building, 1.1MSF speculative industrial development at the SEC of Loop 101 and East Indian School Road in Phoenix. The project, slated for delivery in summer 2026, will include buildings ranging from 170KSF to 312KSF. CBRE will handle marketing and leasing.

    2. Ballpark Village, a 7.7-acre retail development at the NEC of Estrella Pkwy. and Yuma Road in Goodyear, is now under construction. Diversified Partners broke ground on the project, which will include restaurants, retail shops and service providers. Additional space is still available for lease. Ballpark Village will be built in phases, and construction on the south side is expected to begin within 90 days.

    3. Belgravia Group has broken ground on Atavia, an 88-unit luxury condominium community within the One Scottsdale master plan. The project will include 14 four-story buildings with two-, three- and four-bedroom residences priced from the $800Ks to $1.7M. Maris Construction is the general contractor and KTGY Group is the design firm. Sales are being led by Cambridge Properties, and more than 60% of the first phase has sold. Atavia will feature private garages, select rooftop decks and a clubhouse. The development is located just north of Loop 101 and east of Scottsdale Road.

    4. Sprouts Farmer’s Market has started construction on a 23KSF grocery store with an integrated two-story parking garage at Papago Plaza at the SWC of McDowell and Scottsdale Roads in Scottsdale. The store, originally scheduled to open in late 2024, is now expected to debut in late 2026. Pivot Development is the developer of Papago Plaza.

    5. The National Park Service will break ground Oct. 13 on the Rincon Mountain Parking Lot Project at the east entrance of Saguaro National Park in Tucson. The year-long overhaul will add 88 parking spaces, including 8 bus and RV spots, and will realign and expand the entrance road off Old Spanish Trail. The project will be built in phases with visitor services remaining open, and completion is scheduled for fall 2026. However, construction may be delayed by the federal government shutdown.

    Progress Reports

    6. Scottsdale Development Partners has expanded Canyon Trails Towne Center in Goodyear with more than 60KSF of new retail in recent years, bringing the 90-acre complex to 490KSF across 55 retailers. The next phase will add 15KSF of retail and a potential 100-125 room hotel. Anchored by Super Target, Ross, PetSmart, Michael’s and Pottery Barn Outlet, the project is owned by Santa Cruz Seaside Co. and managed by Vestar.

    7. Achen-Gardner Construction is advancing the Water Main Replacements CMAR project in Chandler, replacing more than 12,600LF of water lines in the Tyson Manor and Sunset Manor neighborhoods. The work, scheduled from May to Dec. 2025, includes relocating mains and moving private water services for more than 120 households from backyards to front yards. The City of Chandler is the project owner.

    Completions

    8. The Arizona Department of Transportation has completed a $12M runway rehabilitation at Grand Canyon National Park Airport in Tusayan. The two-month project resurfaced the runway, reconfigured a taxiway, and updated markings and signage to meet Federal Aviation Administration standards. Fann Contracting was the general contractor and Mead & Hunt handled design and project management.

    9. Vestar will celebrate the grand opening of a 145KSF Target at its Vineyard Towne Center development in Queen Creek on Oct. 12. The new store is located at 37854 N. Gantzel Road.

    10. The Tovrea Carraro Society has completed the reconstruction of the Carraro Cottage and Caretakers’ House at Tovrea Castle in Phoenix. The two historic structures, dating back to 1907, were destroyed in a 2015 storm and predate the castle itself.

    11. Salt River Project has completed the installation of a 40-kW solar-covered parking structure at NATIVE HEALTH’s Mesa location through its Solar for Nonprofits program. The system is expected to generate 74,000 kWh per year.

    12. Achen-Gardner Construction has completed the Smith Road Infrastructure CMAR project in Tempe, a half-mile stretch from Apache Blvd. to University Drive. The project, which began in May 2024, included new paving, as well as drainage, landscaping and accessibility improvements. HDR Engineering was the design firm and the City of Tempe was the project owner.

    13. Aldi will celebrate the grand opening of its new grocery store on Florence Blvd. in Casa Grande on Oct. 2. Plans for the location were first presented in 2021, and construction began earlier this year.
