    Groundbreakings

    1. D.R. Horton has broken ground and begun presales at Elena Trails, a 456-home subdivision at the SEC of Murphy and Farrell Roads in Maricopa. The $300K-range community will include 14 floor plans, a pool and 28.4 acres of open space. The 111-acre site is part of a larger 325-acre master plan by HBE Farms LLC. The City issued initial permits in March.

    Progress Reports

    2. Vineyard Towne Center, located at 37666 N. GantzelRoad in Queen Creek, is now fully leased. The 260KSF retail center, developed by Vestar, is anchored by a 145KSF Target set to open this October.

    Completions

    3. The Beulah/University Realignment Project in Flagstaff is now complete after roughly 16 months of construction and 25 years of planning. The $22M project was funded primarily by City-issued transportation bonds, with $1.6M from Vintage Partners for the pedestrian underpass. The public-private partnership with ADOT and Vintage also paved the way for Mill Town, a future mixed-use development on the adjacent site. Work on the project was completed by Eagle Mountain Construction and included extending University Road, a new roundabout at Beulah Road, and an underpass below Milton Road.

    4. A.R. Mays Construction has completed Stellar Airpark Public Storage at 250 N. Enterprise Pl. in Chandler. Developed by Wentworth Property Company and designed by Robert Brown Architects, the $18.6M facility spans 146KSF across four levels, two above ground and two below, on 3.1 acres. The climate-controlled building includes a rental office and delivers modern storage in Stellar Business Park Center.

    5. Construction is complete on the new San Pedro River bridge along SR 80 in St. David. The $9.7M ADOT project replaces a 1960-era span with a 428 ft, three-span steel girder bridge designed for a 75-year lifespan. The upgrade includes new guardrails, striping and wider shoulders. Final work will wrap up in early August. The project was funded primarily through federal Surface Transportation Block Grant dollars, with matching State funds.

    6. Formation Interests recently celebrated the completion of Phase I of Formation Park 10 at Bullard Avenue and Celebrate Life Way in Goodyear. This phase spans 427KSF in two buildings and offers occupants 28KSF-230KSF with two spec office suites per building. When fully built out, Formation Park 10 will encompass five buildings totaling 688KSF, offering spec light industrial, commercial and office space. Phase I also includes a three-acre park. Formation Park 10 is a partnership between Dallas-based FORMATION and Crescent Real Estate with financial backing by Interbank. Willmeng Construction was the general contractor, with Deutsch Architecture Group providing the design.

    7. TransPak has reopened its renovated 174KSF facility at 16800 W. Glendale Ave. in Litchfield Park. The upgraded site includes climate-controlled space and supports packaging and logistics needs for semiconductor, aerospace and related industries.

    8. The REMI. Scottsdale, a 161-key boutique hotel under Marriott’s Autograph Collection, opens July 22 at 4000 N. Drinkwater Blvd. in Scottsdale’s Hospitality District. Operated by Crescent Hotels & Resorts, the 12-story property includes 25 suites, rooftop event space and five dining venues curated by Alliance Hospitality Group. Public spaces were designed by the Rockwell Group.

    9. ADOT has completed a $2.1M project to extend the westbound I-10 climbing lane in Benson. Built between mileposts 303.56 and 302.95, the additional half-mile lane reduces congestion and improves safety near the State Route 80 and State Route 90 interchanges. Work included new pavement, lighting, signage and repaving the SR 80 westbound on-ramp.
