    Groundbreakings

    1. Optima, Inc. has announced construction is expected to begin on the 22-acre, $1B+, 1,330-unit Optima McDowell Mountain Village this summer. Phase I will deliver approximately 210 apartments and another 210 condominiums.

    2. Martens Development and its general contracting partner Willmeng Construction broke ground on Mission Park, a two-building, 723.5KSF Class A industrial park at I-10 and Perryville Road in Buckeye.

    3. Sunbelt Investment Holdings Inc., along with general contractor Graycor Construction Company Inc., have debuted design plans for and started construction on Phase I of Camelback 303, totaling 516.3KSF. The project initiates SIHI’s 4MSF industrial park in the Loop 303 Corridor in Goodyear. Phase I is designed for use by a single tenant or is divisible to three tenants.

    4. DCS Contracting broke ground on the Ocotillo Road: Sossaman Road to Hawes Road for the Town of Queen Creek. This project will widen Ocotillo Road to two lanes in each direction with a center turn lane, bike lanes, sidewalks, drainage improvements, utility modifications, street lights and traffic signal installations. Improvements are anticipated to be completed by late 2024.

    5. Construction has begun on the five-building, 35KSF Sunrise Market in Buckeye, which is the last remaining project in the Verrado Main Street Corridor. The owner/developer is HCCJ Family Partners. The design firm is triARC Architecture and Design, and Bailey Marshall Corporation is the general contractor. The leasing agents are Avison Young’s James DeCremer, Matt Milinovich, Alec Miller and Drew Sampson.

    Progress Reports

    6. McCarthy Building Companies Inc. recently topped out construction on the $42M, six-level, 429KSF Mill Avenue Parking Structure for Arizona State University in Tempe. Upon completion in October, the garage will offer 1,205 parking spaces at 951 S. Mill Ave. in Tempe.

    7. The Pima County Board of Supervisors has voted to enter into contract negotiations with two developers whose projects will add 203 affordable housing units to the county inventory. Both Rio Mercado—a 107-unit, two-site new development by Southwest Non-profit Housing Corporation—and Talavera Apartments—a 96-unit development rehab project from Family Housing Resources—are under construction. The approval includes a 30-year affordability commitment and all households must have incomes at or below 80% of the area median to qualify.

    Completions

    8. Optima, Inc. has announced the grand opening of 7190 Optima Kierland, the fifth and final tower within the Optima Kierland development in north Scottsdale. The 10-story tower is comprised of 216 residences including studio, one-, two-, three-bedroom and penthouse apartments, along with the development’s first Olympic-length pool. The building was 30% pre-leased before move-in.

    9. Adolfson & Peterson Construction held a ribbon-cutting ceremony June 29 to celebrate the completion of construction for Reunion Rehabilitation Hospital Peoria. A ground-up construction project, Reunion Rehabilitation Hospital Peoria is a three-story, 49.1KSF inpatient rehabilitation facility with 40 patient beds, two high-tech physical therapy gyms, administrative offices, and dining and kitchen spaces, as well as various back-of-the-house support spaces.
