    Groundbreakings

    1. MC Companies has begun site work on Mason Ranch, a 363.4KSF Class A multifamily development in Tucson’s Tanque Verde submarket. The 312-unit project is backed by lender Kennedy Wilson and preferred equity partner Marble Capital. Completion is expected in 2027, with initial move-ins projected by late 2026.

    2. Creation, in partnership with Horizon Real Estate Ltd., broke ground this week on The Switchyard, a $120M mixed-use project in Queen Creek. Located on the NEC of Ellsworth and Ocotillo roads, The Switchyard encompasses 10 acres, with 54KSF of restaurant, retail and office space, plus a 215-unit luxury apartment community.

    3. Construction is underway on Hilltop Academy for the Arts in Litchfield Park. The Agua Fria Union High School District and the City of Litchfield Park are partnering on the project, which is partially funded by a $50M bond passed in 2023. The school is expected to open in August 2026.

    4. Central Arizona Project has broken ground on a 32KSF Water Education Center in north Phoenix. The facility, designed by Jones Studio and built by Mortenson, will be the first to span the CAP canal. It will feature gathering spaces, exhibits and educational programming. Completion is expected in fall 2026.

    5. Willmeng Construction and the Pinewood Fire Department recently hosted a ceremony to mark the construction start for a new fire 11.5KSF fire station to serve the Munds Park community south of Flagstaff. The project involves demolishing an existing structure and constructing a new two-story, 3-bay fire station that was designed by Perlman Architects of Arizona. Construction is expected to be completed by April of 2026 and the station to be fully operational by summer 2026.

    Completions

    6. Wespac Construction announced the successful completion of Marbella Northern Parkway Phase 1, a LEED-certified project and the first step in a six-building, 51-acre industrial park master-planned for Northern Parkway and Dysart Road in Glendale. Developed by Panattoni Development Company and designed by Ware Malcomb, this project delivers 445KSF of industrial space across three tilt-panel buildings. Site work included extensive mitigation measures due to fissure-zone conditions.

    7. Phoenix Rising Investments and Willmeng Construction have completed the AMPlify redevelopment at 6505 W. Chandler Blvd. in Chandler. The project converted a vacant back-office site into a 200KSF high-tech manufacturing facility with a 50MW SRP substation. The latest 40KSF expansion includes lab space, office suites, and 10MW of backup generation. Construction began after the property was acquired in 2019.

    8. International Logistics Solutions has opened a 115KSF warehouse at 3780 E. Valencia Road in Tucson. The facility is positioned to support cross-border trade, particularly within the automotive and aerospace sectors.

    9. Marana has opened its new $64M Aquatic and Recreation Center, a nearly 100KSF facility that includes indoor courts, multipurpose rooms, fitness spaces and an aquatic area with recreational and competitive pools. The project broke ground in October 2023 and is part of the Town’s 10-year Parks and Recreation Master Plan.

    10. Yuma Solar Energy Center, Invenergy’s 11th project in Arizona and first solar facility in the state, is now operational. Located in the Foothills, the center will deliver 70MW of solar power and 70MW of storage. Arizona Public Service partnered on the project.

    11. The first of three phases of Vistara Apartments, a low-income housing development at 655 E. 17th St. in Yuma, is now open. Developed by Bethel Development in partnership with the City of Yuma, the $25M tax credit-funded phase includes 80 units for households earning 60% or less of the Area Median Income. Average rents range from $740 to $860. Construction began in December 2023 and lasted nearly 16 months. The full project will total 236 units.

    12. La Esperanza Terrace, a 96-unit affordable housing development at 3101 W. McDowell Rd. in Phoenix, has officially opened. The project, developed through a partnership between UMOM New Day Centers, the City of Phoenix, Maricopa County, the Phoenix IDA and Isaac School District, includes one-, two- and three-bedroom units. The site is governed by a 40-year Land Use Restrictive Agreement. Funding included $1M in City HOME funds, $4M from the State Housing Trust Fund and $6M from Maricopa County.

    13. Banner Casa Grande Medical Center has completed an $11.5M endoscopy suite featuring three procedure areas, a new central sterile processing department and updated technology. The suite marks the completion of Phase 1 in a broader effort to upgrade the hospital’s perioperative environment. Construction lasted 13 months.

    14. Family Promise Legacy Village, a 22-unit transitional housing development, is now open in south Glendale. The project converted 640SF shipping containers into fully furnished apartments, each costing approximately $101K to construct. Located on the campus of Iglesias Dios de Segunda Oportunidad, the project was led by BHHS Legacy Foundation with support from the City of Glendale, Head Start, Deeb Behavioral Health Care and others. The Fiesta Sports Foundation donated a playground and sports court.
