    Awards & Accolades

    1. Lincoln Property Company’s Luke Field, a 2.4MSF industrial development at 13803 W. Northern Ave. in Glendale, has earned a Project Excellence award from the U.S. Green Building Council. USGBC said the LEED Gold-certified development earned the distinction because it represents a significant advancement in green innovation and sustainability outcomes in its market.

    Groundbreakings

    2. Arizona State University has broken ground on the ASU Health headquarters, a five-story, 175KSF facility at 620 N. Fifth St. in downtown Phoenix. The $200M project will house the John Shufeldt School of Medicine and Medical Engineering, along with additional health-focused programs. McCarthy Building Companies Inc. is the general contractor on the project, designed by DFDG Architecture and CO Architects. Completion is scheduled for summer 2028, with classes beginning in fall 2028.

    3. Impact Residential Development, LLC has broken ground on Lariat Village, a four-story, 120-unit affordable housing community at 860 E. Irvington Road in Tucson. The development will offer one- to three-bedroom units for low- to middle-income residents. The project is backed by approximately $33M in public funding, including federal and state housing tax credits. Completion is scheduled for June 2027.

    4. Construction has begun on Chandler Bay, a 110.5KSF Class A shallow-bay industrial project at 1820 E. Germann Road in Chandler. The $25.3M development is scheduled for completion in December. Project partners include IndiCap and VAC Development as developers, Stevens-Leinweber Construction as general contractor, Deutsch Architecture Group as architect and Bowman as civil engineer.

    5. Toll Brothers Inc. has begun construction on Toll Brothers at Cavasson, a 135-unit luxury condominium community at 7620 E. Cavasson Blvd. in Scottsdale. The gated development will feature three-story units ranging from 2KSF to 2.7KSF.

    6. Construction of Avala, a 94-unit single-family rental community in Scottsdale, is now underway. The project will feature one- and two-bedroom homes in both detached and shared-wall configurations and includes the restoration of a Frank Lloyd Wright-designed structure on the site. Leasing is anticipated to begin in spring 2027, followed by construction completion in fall 2027.

    7. SkyPlus Hotel Corporation has broken ground on a 70.6KSF dual-branded Wingate by Wyndham and Hawthorn Suites by Wyndham hotel at 6639 S. Sossaman Road in Mesa. The 129-room project is in the SkyBridge Arizona development near Mesa Gateway Airport. Alston Construction is the general contractor, and Reflect Architecture is the architect. Completion is scheduled for spring 2027.

    8. A 57.5KSF speculative industrial facility is underway at 16305 N. 56th Ave. in Glendale, where Opus has broken ground on 59Bell Technology Park. The project is expected to be completed before the end of 2026 and is designed to support semiconductor and advanced technology users requiring high-power capacity in a smaller footprint. Opus is serving as developer and design-builder, with Deutsch Architecture Group as the architect.

    9. Improvements are underway at Thunderbird Conservation Park in Glendale, where the City of Glendale has started phased construction across its three trailheads, beginning with the 59th Avenue location. The project will enhance the trailheads with upgraded amenities and expanded parking to improve visitor access and traffic flow. Construction will continue in phases, with all trailheads expected to reopen by February 2027.

    10. A $2.4M rehabilitation project on the Little Colorado River Bridge along State Route 77 in Holbrook began April 15, according to the Arizona Department of Transportation. The effort will focus on bridge deck repairs and pavement improvements along SR 77 from the north end of the bridge to Joy Nevin Avenue, just south of downtown. Work is expected to be completed by late summer.

    Progress Reports

    11. Construction is progressing on the $140M Loop 101 widening project in Phoenix, where the Arizona Department of Transportation has opened portions of a fourth westbound lane between Interstate 17 and 51st Avenue. The broader project extends from I-17 to 75th Avenue and includes additional improvements, such as a new entrance turn lane at southbound 75th Avenue. Work began in September 2024 and is expected to be completed in spring 2027.

    12. The next phase of development at Cannon Beach at the SEC of Warner and Power roads is underway. Construction is progressing on a new “Restaurant Row” that will add additional dining and retail space to the mixed-use project anchored by Revel Surf Park. The development spans more than 500KSF of restaurant, retail, entertainment and hotel space, with new tenants expected to open in the coming months. Future phases also include a planned family entertainment center and hotel, but timelines have not been disclosed.

    13. The Arizona Department of Transportation has reached the halfway point on a $44.7M project to replace the Queen Creek and Waterfall Canyon bridges along US 60 near Superior. Work is now focused on bridge piers and abutments following completion of major earthwork. The project began in 2024 and is expected to continue through mid-2028.

    14. The City of Maricopa is repurposing its former police headquarters at Civic Center Plaza through a $2.9M renovation project. The building will be converted to house the City’s Development Services and Economic Opportunity departments, with interior reconfiguration to support office and public-facing space. Construction is expected to be completed by the end of 2026.

    Completions

    15. Willmeng Construction has completed a 13KSF Exceptional Student Services building at 9419 W. Van Buren St. in Tolleson. The single-story facility expands the Tolleson Unified High School District’s capacity to serve special education students with dedicated classroom and support space. ADM Group served as the architect.

    16. Bezos Academy is opening a preschool at 6511 W. Alice Ave. on the Glencroft Center for Modern Aging campus in Glendale. The project will serve up to 100 children ages three to five and is being constructed by KBE Building Corporation, with design by Bassetti Architects. A ribbon-cutting ceremony took place on April 16, and operations will begin this fall.
