The two-story homes will average approximately 2.2KSF. Construction is underway, with pre-sales expected to begin in Q2. The Young|Ottosen Team at Real Broker will handle sales and marketing for the for-sale project.

    Progress Reports

    5. Tri Pointe Homes Arizona has opened model homes for Emberly, a 32-acre gated residential community at the SWC of San Tan Blvd. and 172nd Street in Gilbert. The development includes 42 single-story homesites. Sales for the community are underway.

    6. Reservations are open for Denu Hotel & Spa, a 17-story, 236-room hotel at 1 E. Adams St. at the intersection of Adams Street and Central Avenue in downtown Phoenix. The property is expected to open in September. The project includes 23KSF of meeting and event space across 18 venues and is the first Arizona property for The Meritage Collection, managed by Pacific Hospitality Group.

    7. Pecos 17, a 168KSF, 12-building neighborhood flex bay industrial campus by Cavan Commercial, is expected to be completed in May. Located on East Pecos Road near Phoenix-Mesa Gateway Airport, the campus will provide a total of 21 units of between 6.3KSF and 15.8KSF with outdoor owner yards between 5.6KSF and 75.2KSF. The project was designed by Pinnacle Design and constructed by CHASSE Building Team.

    8. The Maricopa County Department of Transportation has begun the next phase of improvements along the Northern Parkway Corridor, covering a two-mile stretch of Northern Avenue between the Agua Fria River and 103rd Avenue. The project will include pavement reconstruction, new right-turn lanes and signal improvements at Northern Avenue and 107th Avenue, sidewalks, ADA ramps, lighting and landscaping. Completion is expected in early 2027.

    Completions

    9. Banner Health has completed a 19KSF expansion of Banner Health Center at 1917 S. Crismon Road in Mesa, bringing the facility to more than 40KSF. The project added 31 exam rooms, new medical suites and expanded lab space for Sonora Quest Laboratories. GCON Inc. served as the general contractor, and Säzän Group provided MEP engineering design services. The project was completed in collaboration with building owner Stockdale Capital Partners.

    10. Abrazo Health and local leaders celebrated a grand opening on Jan. 28th, marking the completion of the Abrazo Health Litchfield Medical Building located next door to Abrazo West Campus in Goodyear. Healthcare developer PMB led development of the 46KSF, 24-bed healthcare space.

    11. The City of Prescott has completed renovations to its new Prescott City Hall at 201 N. Montezuma St., bringing the total project cost to $14.5M, including the $7.6M purchase in 2021 and $6.7M in renovations. Ridgeline Builders LLC completed first- and third-floor renovations under a $2.3M contract amendment approved in 2024. The previous City Hall building was sold for $2.2M, resulting in a net cost to the City of approximately $12.3M.

    12. A ribbon cutting is planned for the Arizona Hub for Economic Advancement and Talent at 1 S. 24th St. in Phoenix’s Gateway district near Sky Harbor Airport. The 1.6-acre campus was designed to accommodate 50 to 60 nonprofit organizations with shared meeting and event space. The project was developed by One South 24th Street Development Group LLC and is expected to open before March 31.

    13. CityNorth has opened City North Drive, a mobility corridor linking CityNorth with High Street and Desert Ridge Marketplace in north Phoenix. A.R. Crown Realty Group, owner and master developer of CityNorth, oversees the 100-acre mixed-use district.

    14. The Trust for Public Land, in partnership with Archaeology Southwest and the Bureau of Land Management, recently protected 477 acres of cultural and ecological significance along a seven-mile stretch of the Lower Gila River in Maricopa County. The Trust for Public Land purchased the land from the Rezzonico Ranches to preserve its archeological treasures, including four pre-Hohokam and Hohokam village sites. SCS Engineers has conducted five Phase I environmental site assessments for the Trust for Public Land in recent years. The assessments examine environmental concerns before a real estate transaction. The investigations have found no further need for additional assessment. SCS has also assisted the Trust for Public Land in assessing 20 acres as part of a land-protection project at Saguaro National Park.
