Groundbreakings

1. Lovett Industrial and Peakline Real Estate Funds have broken ground on North Park Logistics Center, a speculative industrial development on approximately 55.7 acres in Glendale. The project will deliver a 1.1MSF Class A cross-dock facility, with a second phase planned to add approximately 623KSF. Willmeng Construction is the general contractor; HPA is the architect, and Bank OZK is providing construction financing. Completion is anticipated in Q2 2027.
2. Intersection Development has applied for a demolition permit for a former radio station building at 840 N. Central Ave. in downtown Phoenix to make way for the Atari Hotel. Designed by räkkhaus, the $124M project will include a 91-room hotel and 60KSF of entertainment space on a 1.6-acre site. The developer is continuing to raise project funding and must begin construction by June 30 under its licensing agreement with Atari, subject to extension provisions.
3. Construction is scheduled to begin June 8 on the SR 260 Lion Springs Project, a $76M highway widening effort east of Payson. The Arizona Department of Transportation project will add a second lane in each direction along a four-mile segment through Star Valley, completing nearly 30 miles of four-lane roadway between Payson and Rim Road. Additional work includes wildlife crossings, intersection improvements, a frontage road and drainage upgrades. Construction is expected to take approximately 2.5 years.
4. Investcor plans to begin construction by June on Mojave Sage, a 117-residence senior living community at 37587 N. Encanterra Dr. in San Tan Valley. The development will provide assisted living and memory care housing near the Encanterra Golf Course. Komo Architecture designed the project, and KBE Building Corporation will serve as the general contractor.
5. Great Hearts Academies has broken ground on its future campus at 10100 S. Miners Way Trail in Apache Junction.
6. Construction has begun on Plaza del Parque, a three-story mixed-use development at the corner of North Litchfield Road and West Village Pkwy. in Litchfield Park. Developed by Frank and Nelly Rudolfo as the second major project within the 26-acre Litchfield Square district, the building will include retail, office and restaurant space, including a 6KSF outdoor dining patio. Timothy Wood designed the project, which has been in development for more than three years.
7. The Church at Sun Valley has broken ground on a new 19.4KSF worship and education building at 26135 W. Beardsley Pkwy. in Buckeye. CCBG Architects designed the project, and Concord General Contracting is the general contractor. Construction is scheduled to begin in early July, with completion anticipated in late summer 2027. The eight-acre development will also accommodate a future City of Buckeye library.
Progress Reports

8. The former Palm Shadows Apartments site at 1815 E. Speedway Blvd. in Tucson has been cleared for the Speedway-Campbell Residence Hall, a student housing development valued at up to $250M. The development is part of an updated student housing effort and is expected to replace more than 600 residential beds being phased out elsewhere on campus. Collegiate Housing Foundation will finance, develop, construct and operate the residence hall under a 50-year ground lease with the University of Arizona, and Mortenson Development is facilitating the project structure. The residence hall is scheduled to open for the fall 2028 semester.
9. Work has resumed on two Arizona Department of Transportation projects along US 60 between Show Low and Springerville following a winter shutdown. The larger $9.5M project between State Route 61 and Wildcat Road includes pavement replacement, shoulder improvements, guardrail replacement and drainage upgrades along a 16-mile segment. A separate $4.5M project between Little Mormon Lake Road and Bell Spring will add three miles of passing lanes and replace pavement east of Show Low. Both projects are expected to be completed by late summer 2026.
Completions
10. The Kavaḍ/Kushov Cultural Center has opened on the former Salt River Day School campus north of McDowell Road in the Salt River Pima-Maricopa Indian Community. Construction began in 2024, with the SRPMIC Public Works Department overseeing the architectural plans and Dallas Construction serving as the general contractor on its first vertical project. The project repurposes the former school campus and includes office and classroom space for the Community’s Cultural Resources Department, though some portions of the campus remain under construction.
11. CityVet, a community of locally owned veterinary practices, will open CityVet Verrado on June 15. The newly built facility of nearly 4.3KSF at 1545 N. Verrado Way, Suite 102, in Buckeye will be owned and led by local veterinarian Dr. Amy Jager. Services will include preventive care, diagnostics, surgery, dentistry, dermatology, senior pet care and mobility support.
