Phoenix-based Unbound Development is planning to build a new 77.2KSF industrial development on a long-vacant five-acre infill site at the NEC of 20th Street and Jones Avenue in south Phoenix.
Unbound is requesting a rezoning to planned unit development to allow the project to proceed. The property is currently zoned for single-family residential use.
According to the submitted project narrative, “Rezoning the site to PUD will allow the proposed commerce park development and intended uses for the site and will fill a long overdue need for infill development of this vacant site. The proposed development fits within the context of the surrounding built environment, which includes industrial and commerce park facilities to the north, east, southwest and south of the site.”
The location sits inside the Rio Salado Interim Overlay District and Rio Reimagined planning initiative area. The 500-foot Rio Salado Habitat Restoration Project boundary lies roughly 400 feet to the north. The space between the two has previously been used as a sand and gravel operation and now includes an outdoor storage area. The submittal says the redevelopment proposal “aligns with the economic development priority of Rio Reimagined, bringing new, quality, and thoughtful redevelopment beyond the riverbank” and will bring sought-after jobs to the area.
Project Details
Unbound Development’s plan calls for a single building of slightly more than 77KSF with an overall height of 40 feet. The building uses will be divided between a single-story warehouse and a two-story office area, as well as loading and parking areas. Vehicle access will be provided through two driveways on 20th Street.
The warehouse portion will have a 32’ clear height. The office portion will be situated on the northeast side of the building and will front the Salt River bank. A new pedestrian pathway will be installed along 20th Street.
Parking requirements call for a total of 92 stalls. Unbound’s location will feature 90 standard stalls, four ADA-accessible stalls and four loading areas. The plan also calls for five bicycle parking spaces. Only four are required.
Unbound Development (as Unbound Sky Harbor, LLC) is the owner. The design firm is Deutsch Architecture Group, with landscape architecture by G.K. Flanagan Associates. The traffic engineer is Southwest Traffic Engineering, LLC, and Ray Law Firm is the zoning attorney.
The City of Phoenix has yet to set any formal review or hearing dates.
