The Chandler Planning and Zoning Commission has voted to recommend approval for a rezoning, preliminary development plan and preliminary plat for two adjacent industrial projects on 85 acres near Ryan Road and Arizona Avenue.
The requests from Schnitzer Properties were part of the Commission’s Feb. 21 consent agenda.
The requests cover two developments under one umbrella. Phase I would be Ryan Commerce Center, situated on 37 acres on the east side of the property at the SEC of Ryan Road and Hamilton Street. The developer expects to construct three buildings totaling 604.5KSF.
Construction is hoped to begin on the Ryan portion in spring 2025. Buildout would last approximately 10 months, and tenants could begin improvements in early 2026.
The second phase, Hamilton Commerce Center, would total nearly 715.6KSF in a four-building development. Construction timing for Hamilton would be determined by leasing volume at Ryan. The developer hopes construction could begin soon after the first phase’s shells are completed.
Schnitzer ultimately expects an approximate total of 30 tenants to occupy the space across both developments.
Schnitzer Properties is the developer. The architect is VLMK Engineering and Design. Hunter Engineering is the civil engineer, and the project is represented by Withey Morris Baugh PLC. Leasing services will be provided by Steve Larsen of JLL. (Source)
