SimonCRE announced it has closed on the land purchase for the upcoming development of Elm Street at Surprise City Center. The development will bring a total of more than 70KSF of mixed-use commercial space to the growing civic center in the heart of Surprise’s downtown area.
The center, which sits at Bullard and Bell, will provide a range of new retail, restaurant and entertainment options, as well as two stories of office space, as the developer gets ready to start construction on the first phase of the major development.
SimonCRE shared that the preleasing activity for this center has been heavy, and they currently have signed leases for a number of restaurants and retail services. Additionally, there are several pads within the center that are currently at lease. SimonCRE also shared that this phase is just the beginning of their involvement in the major downtown area. The Elm Street at Surprise City Center development is slated to be approximately 10 acres of mixed-use commercial space.
Developer representatives expressed excitement at being part of the joint venture with Carefree Partners and the City of Surprise to develop the growing downtown district, which occupies 640 acres of land. The ultimate vision for the area has been in the works for years and is planned as a mixed-use destination that would provide Surprise with a walkable downtown on par with downtown Phoenix in terms of size.
BEX staff reached out to SimonCRE for additional information. Suite 6 Architecture performed the design work for the project, and the plans were created by Stewart + Reindersma. Construction is scheduled to start in Q3, with Pride Construction, Inc. serving as the general contractor.
