    Development Still Moving Forward at Gallery Park

    Even though the Gallery Park master plan was approved by Mesa City Council and planned to debut in 2020 as a vertical mixed-use development in 2020, today it contains only a small collection of retail shops.

    Multifamily developer Trammell Crow Residential bought eight acres of the 40.23 acres last year for $24M with plans to develop a 305-unit community called Park Place at Gallery Park. The company received a minor site plan modification, but the project has since been put on hold.

    Still, according to media reports, representatives of Gallery Park owner VIVO Development Partners say plans are moving forward to build the site out to its original vision.

    The DATABEX project database reports the following details under the development plans: “At full buildout, Gallery Park will include 30.9KSF of retail, 74KSF of restaurant space, a 47.5KSF theater, 348KSF of office space, 280-keys of hotel space, 39 condos and 305 apartment units.

    “As submitted, the plans call for a total of 27 buildings as well as a park on Lot 28. A total of 18 of the buildings are earmarked for retail, restaurant, and other commercial units including banks and theater use. The office space will be divided into two, 120KSF, 4-story buildings near the freeway as well as two, 54KSF 3-story buildings within the interior of the development. There will be a total of two, 4-5 story hotels with a total of 140 rooms each.”

    VIVO did not provide a timeline but said progress is being made and movement is taking place behind the scenes, reports said. The company is reportedly finalizing documents for a dual-branded Hilton hotel project. When that breaks ground, VIVO plans to focus on “GP Main Street,” which is the development’s planned central plaza framed by restaurants, entertainment outlets and boutique retail.
