Developers continue to swing for the fences around Ballpark Village in Goodyear, with three new multifamily projects totaling more than 1,000 units in the planning stages.
On July 7th, HCW Development Company issued a press release announcing four new projects divided across 27.43 acres at the NEC of Estrella Parkway and Yuma Road as part of Ballpark Village’s expansion. Taken all-together, the projects will deliver 543 residential units in two complexes. These will be followed by a retail development and a hotel with a total site area of 7.73 acres.
A third development totaling 535 Build-to-Rent and multifamily units – submitted by project representative firm Beus Gilbert McGroder PLLC – is under consideration by the City of Goodyear.
The Mounds at Ballpark Village
The first HCW Development project – The Mounds at Ballpark Village – features eight apartment buildings, a clubhouse and leasing office. According to the announcement, The Mounds at Ballpark Village features 36 studios, 108 one-bedroom and 96 two-bedroom units.
In addition to the clubhouse/leasing office, planned amenities include a kitchen, fitness center, pool and shade ramada with a barbeque area, according to the announcement.
Champions at Ballpark Village
HCW’s second multifamily component – Champions at Ballpark Village – will be a gated, four-story luxury apartment development on 9.36 acres south of The Mounds’ site.
The 303-unit community will feature four apartment buildings with a clubhouse/leasing office. The unit breakdown will be 194 one-bedroom, 59 standard two-bedroom and 50 two-bedroom corner units. The amenities mix includes upgraded unit materials, a cyber lounge, fitness area, dog park, pickleball court, barbecue area, resort-style pool and lounge area with a fire pit.
HCW’s press release identified the development team for the expansion projects as:
- Architects: H Design Group;
- Engineers: Collins Jones Davis;
- Structural Engineers: Mettemeyer;
- Landscape Architect: Biltform Landscape Architecture,
- Interior Design: Design Environments, Inc.
The site had been zoned Planned Area Development with an underlying zoning of Hospitality, Retail and Entertainment. HCW requested a rezoning of the site “to C-2 (Commercial) on the western 9.8 acres of the site and MF-24 (Multi-family) on the 17.6 eastern acres of the site with a PAD Overlay to facilitate a mixed use horizontal multi-family and commercial development,” according to meeting minutes from the Goodyear City Council’s May 23rd meeting.
After hearing input from planning staff, Council approved the request unanimously.
Setting the scene for the projects, HCW’s announcement says, “The dual apartment development is in the expanding Ballpark Village north of the Goodyear Ballpark. Goodyear Ballpark is among the top spring training facilities in the nation and home to the Cincinnati Reds and Cleveland Indians. Over 500 programmed events a year are held at the 10,000-seat Ballpark, including concert events and many different activities. This ideal location is steps away from shopping, dining, and entertainment that nearby Goodyear has to offer.”
The Mounds and Champions apartment developments are projected to open Fall of 2024.
VLUX at Ballpark Village
Directly across the street from Mounds and Champions, owner VT LandGroup is planning VLUX at Ballpark Village. The development is planned for 261 Build-to-Rent units on 28.1 acres and 274 multifamily units on 21.41 acres, all on the SWC of Estrella and Yuma, according to the submitted site plan.
According to the project narrative, the location is part of a 48.38-gross acre site zoned for the City Center Southwest District PAD with a mixed-use/residential designation. The developer is requesting the site to be separately rezoned for Multifamily Residential with a PAD overlay to enable a standalone development.
The narrative’s development plan states, “VLUX at Ballpark Village is proposed as a horizontal rental community which will function more like a grouping of attached and detached single family homes and is akin to a compact single family subdivision offering central amenities. Buildings will be grouped to create intimate walkways and courtyards to support healthy neighborhood interaction. There will be a main communal area for active recreation central to the development consists of a community swimming pool and spa, a covered ramada, and turf for recreation. Smaller recreation areas will be provided throughout the community for passive recreational activities.”
As currently envisioned, the Build-to-Rent unit mix consists of 48 one-bedroom units, 26 one-bedroom units with garage, 91 two-bedroom units, 82 two-bedroom units with garage, and 14 three-bedroom units. The multifamily mix is listed as having 68 one-bedroom, 18 two-bedroom duplex, 156 two-bedroom quad, and 32 three-bedroom quad units.
An in-person neighborhood meeting has been scheduled for July 27th.
