Trammell Crow Residential appears to be taking over development of the Icon Kierland residential project at 14646 N. Kierland Blvd., following the apparent exit of current owner Related Group.
AZBEX was the first outlet to report on the original plans to redevelop the office location next to a course at the Westin Kierland Resort & Spa. (AZBEX; Dec. 14, 2021)
The Related Group bought the property for $32M in 2023, having secured the necessary to rezoning and approvals to replace the two-story office building on the site with a new multifamily development. Originally planned for 370 units, Icon Kierland, which faced resistance from area residents because it includes redevelopment of an underused golf course as part of the multifamily site, was eventually reduced to a planned 319 units.
Trammell Crow Residential’s recent submittals to the City of Phoenix continue to show a unit count of 319, as well as 13KSF of amenity space, including a pool and spa and lounge areas. The recent submittals show the project is now being referred to as “Alexan Kierland,” which is in keeping with Trammell Crow’s multifamily branding
Neither Trammell Crow Residential nor Related Group have commented publicly on the project, and it is not yet known if TCR is under contract to purchase the property. (Source: Phoenix Business Journal)
