The El Mirage Planning and Zoning Commission recently recommended approval of a request from IDM Companies for a conditional use permit that would allow development of a 105.8KSF warehouse project at 9105 N. El Mirage Road, north of Olive Avenue.
The Commission voted 4-1 to recommend the request for approval in its July 14 meeting. The El Mirage City Council is scheduled to consider and vote on the matter on Aug. 17.
Development of the vacant 9.42-acre El Mirage Industrial parcel would include a secured accessory outdoor storage yard totaling 3.2 acres, or 138.9KSF. Approximately 5KSF of the warehouse building would be used as office space.
According to the staff report, “The property is currently vacant, designated Commerce/Industry Park in the General Plan, and surrounded by existing or planned industrial and commerce-park uses. Parking, landscaping, loading, and vehicle circulation have been designed to meet City development standards, and the applicant proposes 97 parking spaces, exceeding the 94 spaces required by code.”
No distribution uses are planned at the facility. Access would be provided from El Mirage Road. Daily traffic is projected at 468 daily vehicle trips, with peak volumes of between 60 and 65 trips in the mornings and evenings.
The maximum allowable building height is 66 feet, but the project is planned for 50 feet.
The submitted narrative says, “The proposed CUP will facilitate the development of a high-quality industrial warehouse building on a currently vacant parcel within an established industrial corridor. The project has been designed to provide efficient site circulation, adequate parking, landscaping, and appropriate buffering from surrounding properties. Operational characteristics, are compatible with adjacent development and the development will comply with all applicable city regulations.”
Neither Luke Air Force Base nor the El Mirage Technical Advisory Committee had any significant comments or concerns about the plan.
IDM Companies is the project owner. The architect is Synectic Design, Inc. RB Williams & Associates, Inc. is the civil engineer, and TJ McQueen & Associates is the landscape architect. The traffic engineer is Southwest Traffic Engineering, LLC. Withey Morris Baugh is the law firm representing the request.
