After two years with no activity, developer Venue Projects has received an initial site plan approval for the infrastructure of a nearly 2.6-acre site it had proposed for mixed-use multifamily and office development in Phoenix’s Uptown area.
Venue Projects initially proposed redeveloping the former RV park at the SWC of Highland Avenue and 14th Place into a mixed-use project called Wonderview at Highland in late 2023. (AZBEX; Oct. 31, 2023)
The original plan called for 42 residential units distributed between single-story duplexes and two-story buildings, three office buildings and a small food and beverage space with potential restaurant uses. The residential component was later revised in early 2024 to 34 units in a mix of single-story duplexes and two-story duplexes.
A requested rezoning from R1-6 Single-Family Residence District to Planned Unit Development was approved by Phoenix City Council in July 2024. The DATABEX project database reports no further activity with the City of Phoenix since then.
Now, a local news outlet has reported that an initial site plan approval covering infrastructure only was approved on June 22. The article cites Venue as saying the project will be developed in three separate phases, with each phase requiring its own site plan approval.
Two of the three parcels will reportedly hold multifamily development, while the third will have office and commercial uses.
In April 2025, DATABEX reported the property was listed for sale on LoopNet. As of the morning of July 20, 2026, that listing is still active, with Brian Kocour of Kocour Company as the contact agent and an asking price of $3.95M.
