Sky Ranch Lodge in Sedona is planning to add 40 new guest rooms adjacent to its existing 94-room facility at 1105 Airport Road.
The expansion would be built on a vacant parcel next to the existing facility. Sky Ranch Lodge leases its property from the Sedona-Oak Creek Airport Authority. The expansion would enlarge the site from its current 7.3 acres to 11.9.
In addition to the 40 new rooms, an indoor event space is also planned.
The lodge began operations in 1982. A rezoning of the surrounding property was approved by the Sedona City Council in 2014, but the expansion plan was apparently put on hold after one of the principals of the family-owned operation passed away.
The 2014 plan called for the room count expansion, three affordable housing units and a 7.5KSF meeting facility, as well as a pool, a wedding lawn, more parking and landscaping improvements.
The current plan was first announced in a late February SOCAA meeting. Airport Manager Ed Rose said the new request is “a mirror image” of the 2014 proposal and requested cooperation from the City of Sedona.
The 2014 rezoning is no longer in effect. Sky Ranch Lodge will need to restart the process, but no timeline for submitting requests to the Sedona Community Development Department has been set.
Representatives from airport consultants Coffman Associates told the meeting the firm worked to prepare the project’s environmental exclusion, given the property’s proximity to the airport. The proposal triggers a federal requirement that the property comply with the National Environmental Policy Act. A categorical exclusion will enable the project to move forward without a more extensive environmental assessment process.
Coffman Associates’ assessment found impacts would be minimal.
A traffic impact analysis from Lee Engineering found there would be no significant traffic impacts resulting from the development. (Source)
